PLEASE TAKE NOTICE that on January 22, 2026 at 6:30 p.m. the Township of Monroe Planning Board will hold a public hearing on the application of 700 Highway 33, LLC. The public hearing will be held at the Municipal Complex, 1 Municipal Plaza, Monroe Township. The premises which are the subject of this application are located at 700 Highway 33, Millstone, New Jersey. Said premises are known as Block 8.01, Lots 2.12 and 2.13 in Monroe Township and Block 18, Lot 2.01 in Millstone Township and located within the HD Zone.
The applicant is seeking Preliminary and Final Major Site Plan approval with "C" variances and waivers for use of the rear portion of the property located in Monroe Township for installation of a 7,000 s.f. storage building, outdoor storage and parking within a fenced area for use ancillary to the business located on the property.
The property is located in both Monroe and Millstone and is developed with a two story commercial building occupied by Xtreme Machines and Dunkin Donuts. Variances are required for lot depth of 469 s.f. where 500 ft. is required which is an existing condition, building front yard setback of 45 ft. where 60 ft. is required, for a 10 ft. fence where 6 ft. is proposed and for minimum buffer to Farrington Blvd. of 0 ft. where 100 ft. is required.
The applicant also intends to request at the hearing such bulk variances and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
Applications, maps and other related documents of the proposed development are on file in the Office of the Monroe Township Planning and Development and can be reviewed during normal business hours at the Municipal Complex, 1 Municipal Plaza, Monroe Township, New Jersey.
