Under and by virtue of the Power of Sale contained in a Security Deed given by James N. Thompson Jr. to Beneficial Mortgage Co. of Georgia dated October 18, 2005 and recorded on October 19, 2005 in Deed Book 296G, Page 609, Chatham County, Georgia Records, and later assigned to U.S. Bank Trust National Association, as Trustee of Cabana Series V Trust by Assignment of Security Deed recorded on March 7, 2022 in Deed Book 2731, Page 65, Chatham County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Sixty-Nine Thousand Two Hundred Ninety-Eight And 33/100 Dollars ($69,298.33), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Chatham County, Georgia, within the legal hours of sale on February 3, 2026 the following described property:
All that tract or parcel of land situate lying and being in Beverly Farms Subdivision , said State and County, and known and designated upon that certain map or plan entitled map of a re-subdivision made Y. Henry Y. Glenn C.E. dated February 1953 and recorded in plat Book F, Page 15 of the records of Chatham County, Georgia as lot number One Hundred Forty (140) Beverly Farms Subdivision, said lot having a frontage of One Hundred feet on the Southeast side of Beverly Street with a depth Southeastwardly of 973.6 feet on it Northern boundary and 886.7 feet on its Southern boundary, and being bounded as follows on the Northeast by Lot No. 139 said subdivision on the Southeast by land of the Atlantic Coastline Railroad Company on the Southwest by Lot No. 141 said subdivision and on the Northwest by Beverly Street as will more fully appear by reference to that certain map or plan hereinabove referred to Tax Map or Parcel ID No.: 10749-01032
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).

To the best knowledge and belief of the undersigned, the parties in possession of the property are Benjamin A. Thompson and Jacob E. Thompson or tenant(s); and said property is more commonly known as 5622A Beverly Street, Savannah, GA 31405.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
