By virtue of the above stated Writ to me directed and delivered, I shall expose for sale by public venue and sell to the highest bidder on Tuesday, 2/3/2026, at Two O'Clock in the afternoon, prevailing time, at the Passaic County Court House, Hamilton Street, Paterson, that is to say:
The property to be sold is located in CITY OF CLIFTON, County of Passaic and State of New Jersey.
Commonly known as: 136 MARTIN AVENUE
Tax Lot: 21, in Block: 49.04
Approximately dimensions: 50 X 105 FEET
Nearest Cross Street: Situated at a point in the northeasterly line of Martin Avenue (50 feet wide) distnat 265.12 feet southeasterly along the same from its intersection with the southeasterly line of Major Street
Amount due for taxes: As of August 13, 2025, the first, second and third quarter 2025 taxes are paid with the fourth quarter taxes to be determined on or about November 1, 2025, and first and second quarter 2026 taxes to be determined on or about February 1, 2026 and May 1, 2026, respectively. Water and sewer for the fourth quarter of 2025 are paid, subject to final reading. The Amount Due can be obtained from the Local Taxing Authority.

Surplus Money: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
