Under and by virtue of the Power of Sale contained in a Security Deed given by Sandra D. Taylor to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for United Wholesale Mortgage, LLC dated November 4, 2022 and recorded on November 7, 2022 in Deed Book 14528, Page 279, Columbia County, Georgia Records, and later assigned to Lakeview Loan Servicing, LLC by Assignment of Security Deed recorded on September 16, 2025 in Deed Book 15778, Page 0067, Columbia County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Three Hundred Seventy-Six Thousand Two Hundred Nineteen And 00/100 Dollars ($376,219.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Columbia County, Georgia, within the legal hours of sale on March 3, 2026 the following described property:
ALL that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Columbia, being shown and designed as Lot 25, Block B, Chastain Place Subdivision, Phase 2, on a plat recorded in the Office of the Clerk of the Superior Court of Columbia County, Georgia, in PC-G, Slide 86 #3-7; reference being made to said plat for a more complete and accurate description as to the metes, bounds and location of said property.
Said property is conveyed subject to and with notice of the following matters: a) drainage easements, building setback lines, and all other matters shown on the plat of record; b) general utility easements and road right-of-way grants and easements.
Said property is hereby conveyed subject to any and all easements and restrictions of record, including, but not limited to, Declaration of Rights, Restrictions, Affirmative Obligations and Conditions Applicable to Chastain Place Subdivision recorded in the aforesaid Clerk's Office in Deed Book 6010, Pages 83-97, as amended by First Amendment to the Declaration of Rights, Restrictions, Affirmative Obligations and Conditions Applicable to Chastain Place Subdivision recorded in the aforesaid Clerk's Office in Deed Book 7296, Page 208, and First Supplemental Declaration of Declaration of Rights, Restrictions, Affirmative Obligations and Conditions Applicable to Chastain Place Subdivision recorded in the aforesaid Clerk's Office in Deed Book 6033, Pages 243-245, as amended by Second Amendment to Declaration of Rights, Restrictions, Affirmative Obligations and Conditions Applicable to Chastain Place Subdivision recorded in Book 7868, Page 133-135, as amended by Third Amendment to Declaration of Rights, Restrictions, Affirmative Obligations and Conditions Applicable to Chastain Place Subdivision recorded in Book 8575, Page 205-207, aforesaid records.
Said property is hereby conveyed subject to any and all other easements, restrictions and rights of way of record in the aforesaid Clerk's Office.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).

To the best knowledge and belief of the undersigned, the parties in possession of the property are Sandra D. Taylor or tenant(s); and said property is more commonly known as 3802 Berkshire Way, Grovetown, GA 30813.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
