NOTICE OF PUBLIC HEARING
TOWNSHIP OF WOODBRIDGE
ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE, that on Thursday, March 5, 2026, at 6:00 PM in the Council Chambers of the Memorial Municipal Building, 1 Main Street, Woodbridge, New Jersey, a Public Hearing will be held by the Zoning Board of Adjustment of the Township of Woodbridge on the applicant's application for D3 Use Variance with Bulk "c" variances and design waivers for Minimum Lot Size: required: 1 acre, existing and proposed: 0.405 acre; Minimum Lot Depth: required: 200 ft, existing and proposed: 178.92 ft; Minimum Front Yard Setback: required: 60 ft, exisitng and proposed: 28.9 ft; Minimum One Side Yard: required: 30 ft, existing and proposed: 17.8 ft; Minimum Both Side Yard: required: 60 ft, existing and proposed: 47.1 ft; Minimum Gross Floor Area: required: 8,000 SF, existing and proposed: 1,577 SF; and Accessory Building Setback: required: 30 ft, existing and proposed: 8.3 ft. and such other variances, relief and/or waivers that may be required upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application submitted by the Applicants, Louis J. and Erika Palmucci, for the property located at 80 Woodbine Avenue, Block 761.02, Lot 3.01, on the Tax Map of the Township of Woodbridge. The property is located in the M-1 Zone.
The Applicant is proposing to operate a construction contractor business with office space on the Site, which is a permitted Conditional Use in the M-1 Zone, however this application does not meet all the conditions, thus a D(3) variance is required. The applicant proposes to construct a parking area at the rear of the property to provide 7 parking spaces for his business and install a pre-fabricated metal building in the rear of the Property, to be used for storage. The applicant had previously appeared before the Board concerning this application on October 23, 2025, and December 11, 2025, which resulted in a statutory denial of the application. The Board of Adjustment on January 22, 2026, granted the applicant's request for reconsideration.
When the case is called you may appear either in person or by agent or attorney and present any objections which you may have to the granting of this Application. A copy of the Application and plans are on file and available for PUBLIC INSPECTION at the Zoning Board of Adjustment Office located at the Municipal Building, 1 Main Street, 3rd Floor, Woodbridge, New Jersey 07095 during the Office's normal business hours.
