SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on or about July 18, 2024, Professional, Inc. executed that certain Deed of Trust to Michael A. King, Trustee, in favor of Trustmark National Bank which was filed for record on August 1, 2024, in Book 7309 at Page 6979, in the Record of Mortgages and Deeds of Trust on Land, Hinds County, First Judicial District, Mississippi, (the “Deed of Trust”); and
WHEREAS, on August 4, 2025, Trustmark Bank, a Mississippi banking corporation, became successor in interest to Trustmark National Bank by virtue of those certain Articles of Incorporation and Articles of Conversion filed of record in the office of the Mississippi Secretary of State (“Trustmark”); and
WHEREAS, on January 13, 2026, Trustmark appointed and substituted Erin A. McManus as Substituted Trustee in the place and stead of Michael A. King, the original trustee of the Deed of Trust, as was its right to do under the terms of said Deed of Trust, said Substitution of Trustee being recorded on January 13, 2026, in Book 7328 at Page 4920 in the Record of Mortgages and Deeds of Trust on Land, Hinds County, First Judicial District, Mississippi; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured having been declared due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, Trustmark, having requested the undersigned Substituted Trustee to execute the trust, and sell the land and property described in this Substituted Trustee’s Notice of Sale, in accordance with the terms of said Deed of Trust for the purpose of raising sums due thereunder together with attorney’s fees and expenses of sale.
NOW, THEREFORE, I, Erin A. McManus, the undersigned Substituted Trustee, will sell during the legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) on March 13, 2026, at the front door of the County Courthouse of Hinds County, First Judicial District, 407 E. Pascagoula Street, Jackson, Mississippi 39201, for cash to the highest and best bidder, the following described land and property located and being situated in Hinds County, First Judicial District, State of Mississippi and being more particularly described as follows, to-wit:
A certain lot or parcel of land lying and being situated in the Northwest Quarter of Section 28, Township 6 North, Range 1 West, First Judicial District of Hinds County, Mississippi, lying North of the Jackson-Clinton paved highway, south of the Alabama and Vicksburg (ICRR) railroad right-of-way, and east of Lakeview Drive, more particularly located as follows: Begin at a point where the East right-of-way line of Lakeview Drive intersects the North right-of-way line of Clinton Boulevard, as the same were laid out and existing in 1960; from said point run thence in an Easterly direction along the North right-of-way line of said Clinton Boulevard for a distance of 160 feet to a point; this being the point of beginning of the property herein conveyed; run thence a distance of 50 feet in that Easterly direction along the North right-of-way line of said Clinton Boulevard to a point; turn thence to the left through an angle of 90 degrees and run in a Northerly direction the distance of 165 feet to a point, said point being 25 feet south of said Alabama and Vicksburg (ICRR) railroad right-of-way; turn thence to the left through an angle of 81 degrees and run in a Westerly direction a distance of 50.2 feet said line being 25 feet south of and running parallel to said railroad right-of-way; turn thence to the left through an angle of 99 degrees and run in a Southerly direction, said line being situated 50 feet West of and running parallel to the East boundary line of said lot as described above, a distance of 175 feet to the point of beginning
The Real Property or its address is commonly known as 303 Clinton Blvd, Clinton, MS 39056. The Real Property tax identification number is 2861-216.
I will convey only such title as is vested in me as Substituted Trustee.
