In accordance with the Judgment and Decree of Foreclosure by Judicial Sale filed on August 4, 2025, in the above captioned action brought to foreclose that certain mortgage given by Richard D. Morrison to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for American Advisors Group, dated April 6, 2015, and recorded in Book 932, at Page 70, of the Town of Essex Land Records, of which mortgage the undersigned is the present holder by Assignment of Mortgage recorded in Book 7, at Page 697 of the City of Essex Junction Land Records, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 18, 2026 at 12:00 PM at 31 Pearl Street, Essex Junction, VT 05452 all and singular the premises described in said mortgage,
To Wit:
Being all and the same lands and premises conveyed to Richard D. Morrison by Warranty Deed of Richard D. Morrison, Trustee, under the Richard D. Morrison Revocable Trust dated January 3, 2012, dated April 6, 2015 and recorded April 15, 2015 in Book 932, at Page 67 of the Town of Essex Land Records and further described therein.
A CERTAIN PIECE OF LAND IN THE TOWN OF ESSEX, IN THE COUNTY OF CHITTENDEN, AND STATE OF VERMONT, DESCRIBED AS FOLLOWS, VIZ:
BEING ALL AND THE SAME LANDS AND PREMISES CONVEYED TO RICHARD D. MORRISON BY LEROY C. TOURVILLE AND ELSIE I. TOURVILLE, BY WARRANTY DEED DATED DECEMBER 24, 1963 AND RECORDED IN VOLUME 68 PAGE 192 OF THE ESSEX LAND RECORDS AND BEING MORE PARTICULARLY DESCRIBED THEREIN AS FOLLOWS; “BEING ALL AND THE SAME LANDS AND PREMISES THAT WERE CONVEYED TO SAID LEROY C. TOURVILLE AND ELSIE I. TOURVILLE, HUSBAND AND WIFE, BY WARREN B. AND MARY M. CULLINS BY WARRNTY DEED DATED MAY 17, 1957, AND RECORDED IN THE LAND RECORDS OF THE TOWN OF ESSEX, IN BOOK 59, AT PAGE 206. SAID LANDS AND PREMISES CONVEYED TO WARREN B. CULLINS AND MARY M. CULLINS BY CLARENCE G. IVEY AND WIFE, KATHLEEN M. IVEY BY WARRANTY DEED DATED AUGUST 4, 1953, AND RECORDED IN BOOK 53, PAGE 423 OF SAID TOWN OF ESSEX LAND RECORDS.
BEING THE SAME PROPERTY CONVEYED TO BEVERLY H. MORRISON AND RICHARD D. MORRISON, CO-TRUSTEES OF THE BEVERLY H. MORRISON REVOCABLE TRUST U/T/A DATED JANUARY 3, 2012 BY DEED FROM RICHARD D. MORRISON RECORDED 12/20/2012 IN DEED BOOK 887 PAGE 758, IN THE TOWN CLERK’S OFFICE OF CHITTENDEN, VERMONT.

THE PROPERTY TAX PARCEL IDENTIFICATION NUMBER LISTED IS PROVIDED SOLELY FOR INFORMATIONAL PURPOSES, WITHOUT WARRANTY AS TO ACCURACY OR COMPLETENESS AND IS NOT HEREBY INSURED.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
The public sale may be adjourned one or more times for a total time not exceeding 30 days, without further court order, and without publication or service of a new notice of sale, by announcement of the new sale date to those present at each adjournment or by posting notice of the adjournment in a conspicuous place at the location of the sale.
Terms of Sale: $10,000.00 to be paid in cash or by certified check by the purchaser at the time of sale, with the balance due at closing. The sale is subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens, if any, which take precedence over the said mortgage above described.
The Mortgagor is entitled to redeem the premises at any time prior to the sale by paying the full amount due under the mortgage, including the costs and expenses of the sale.
