NOTICE OF SUBSTITUTE TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated August 19, 2016, executed by DUYWAN GORDEN and DENEITRA JONES conveying certain real property therein described to MONTGOMERY MCGRAW, PLLC, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC. AS BENEFICIARY, AS NOMINEE FOR CALIBER HOME LOANS, INC, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Madison County, Mississippi filed and recorded August 19, 2016, in Deed Book 3380, Page 121; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to NEWREZ LLC; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on April 9, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the South Door of the Madison County Courthouse, 128 West North Street, Canton, MS 39046 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Madison County, Mississippi, to wit:
LOT 114, BAINBRIDGE, PHASE II, A SUBDIVISION ACCORDING TO A MAP PR PLAT THEREOF WHICH IS ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF MADISON COUNTY AT CANTON, MISSISSIPPI, IN PLAT CABINET E, SLIDES 29B AND 30 A, REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION.
PROPERTY ADDRESS: The street address of the property is believed to be 131 BAINBRIDGE CROSSING, CANTON, MS 39046. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
