NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage dated March 8, 2021 given by Brian Cromwell, Trustee of 2685 Nauset Realty Trust u/d/t dated March 8, 2021 to Atlantis Funding, LLC, said mortgage recorded with the Barnstable County Registry of Deeds in Book 33871, Page 201, and which mortgage the undersigned is the present holder, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 1:00 p.m. on the 26th day of March, 2026 on the premises at 2685 Nauset Road, Eastham, Massachusetts, all and singular the premises described in said mortgage.

The land with all the buildings thereon located in Eastham in the County of Barnstable and Commonwealth of Massachusetts and being described as follows:
NORTHEASTERLY on a curve having a radius of 806.79 feet by Nauset Road an arc distance of One Hundred Forty-Five and 43/100 (145.45) feet;
SOUTHEASTERLY by Lot 12 and Lot 11 as shown on plan hereinafter mentioned, a distance of Four Hundred Thirty-Nine and 08/100 (439.08) feet;
NORTHEASTERLY by a portion of Lot 11 as shown on said plan, a distance of Seventy-Five and 01/100 (75.01) feet;
SOUTHEASTERLY by Lot 10 and a portion of Lot 9 as shown on said plan, a distance of Two Hundred Forty and 61/100 (240.61) feet;
WESTERLY by land of Penn Central Railroad Company as shown on said plan; and
NORTHWESTERLY by other land of Penn Central Railroad Company, One Hundred Fifty-Six and 43/100 (156.43) feet.
Shown as an unnumbered lot on a plan entitled, in part "Sub-division Plan of Land in Eastham, MA, as made for Helm Realty, inc." which plan is recorded with the Barnstable County Registry of Deeds on July 9, 1971 in Plan Book 247, Page 59.

Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens and rights of any tenants and parties in possession, if there be any, or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed. The successful bidder will pay all costs of recording the foreclosure deed and any other foreclosure documents including, without limitation, all state and county excise stamp fees, and shall also be responsible for any Title 5 inspection and repair requirements.
Terms of sale: A deposit of Twenty-Five Thousand and 00/100 Dollars ($25,000.00) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check to Mirrione, Shaughnessy & Uitti, LLC, 2 Batterymarch Park, Suite 202, Quincy, MA 02169 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price.
