NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 646 Birch Street, Fall River, MA 02724
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Orgelio P. Soares to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Total Mortgage Services, LLC, and now held by Freedom Mortgage Corporation, said mortgage dated April 30, 2024 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 11511, Page 64, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Total Mortgage Services, LLC to Freedom Mortgage Corporation by assignment dated March 17, 2025 and recorded with said Registry of Deeds in Book 11738, Page 286; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 27, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in Fall River, Bristol County, Commonwealth of Massachusetts, with the building and improvements thereon, bounded and described as "Parcel 1" on a plan of land entitled "Plan of Land in Fall River, Bristol Co. MA. Prepared for Cizaltina Ferreira Scale: 1"=30', February 18, 2000 prepared by B.R. McGee & Associates 71 Fall River Avenue, Rehoboth, MA" and recorded with the Bristol County Fall River District Registry in Plan Book 119, Page 12.
This conveyance is made together with and subject to the Easement created in the deed of Cizaltina B. Ferreira to Lorrie A. Walsh and Carl M. Gastall dated March 28, 2000 and recorded with the Bristol County Fall River District, Registry in Bok 3782, Page 99.
Being the same premises conveyed to the Mortgagor as deed recorded here within.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated April 30, 2024 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 11511, Page 61.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
