NOTICE OF DECISION
PLEASE TAKE NOTICE that upon the application of JRB Property Group, LLC (the "Applicant"), the Land Use Board for the Borough of Palmyra (the "Board") conducted a public hearing on Wednesday, January 28, 2026, at which time it considered and granted the Applicant's request (Application 2025-LUB-05) for Minor Subdivision Approval and Bulk Variance Approval with respect to the 0.359 +/- acre property located at 301 Morgan Avenue, and more particularly identified on the Official Tax Maps for the Borough of Palmyra as Block 91, Lot 1 in a Residential (R-1) Zoning District (the "Property").
The Board granted minor subdivision approval to subdivide the Property into two (2) conforming lots, each to facilitate the development and use of a single-family detached dwelling, as follows: (i) proposed Lot 1, which is proposed to be .186 +/- acres (8,119.70 +/- square feet) and (ii) proposed Lot 1.01, proposed to be .173 +/- acres (7,524.07 +/- square feet). Additionally, the Board granted Bulk Variance Approval to allow for: (i) proposed Lot 1 to have a minimum front yard setback from Morgan Avenue of 21 +/- feet where 30 feet is otherwise required; (ii) proposed Lot 1 to have a minimum front yard setback from Temple Boulevard of 29.57 +/- feet where 30 feet is otherwise required; (iii) proposed Lot 1 to have a minimum lot depth of 87.74 +/- feet where 125 feet is otherwise required; (iv) proposed Lot 1 to have a minimum rear yard setback of 23.50+/- feet where 25 feet is otherwise required, and (v) proposed Lot 1.01 to have a minimum front yard setback from Temple Boulevard of 20.50 +/- feet where 30 feet is otherwise required (collectively, the "Approval").
On February 25, 2026, the Board considered and adopted Resolution No. 2026-10 memorializing the Approval granted by the Board.
