CORDILLERA OWNERS ASSOCIATION, an Arizona non-profit corporation, Plaintiff(s),
vs.
BUGARIN HOLDINGS, LLC, an Arizona Limited Liability Company, reputed owner; BLACK CORPORATIONS I-V; RED LIMITED LIABILITY COMPANIES I-V; and WHITE PARTNERSHIPS I-V, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 27th day of January, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 22nd day of October, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, Bugarin Holdings, LLC, as follows:
Awarding Plaintiff a monetary judgment in the amount of $6,318.00; Awarding Plaintiff taxable costs against the Defendant in the amount of $645.40; Awarding Plaintiff reasonable attorneys’ fees against the Defendant in the amount of $2,900.00; Awarding Plaintiff post-judgment interest against the Defendant at the statutory rate of 9.0% until the entire Judgment (which totals $9,863.40) is paid in full; Including payments received on or after October 22, 2025, totaling $0.00 credited upon the Judgment, thus leaving a Judgment balance of $9,863.40, plus costs of Sheriff's Sale, together with a foreclosure of Plaintiff's lien against the Defendant, on the following described real property, to-wit:
Parcel 1:
Unit 1032, of CORDILLERA CONDOMINIUM, as Condominium as created by that certain Declaration recorded as 2006-432807 and shown on the plat of said Condominium recorded in Book 814 of Maps, Page 39, and Certificate of Correction recorded in 2006-405398 in the office of the County Recorder of Maricopa County, Arizona;
Parcel 2:
An exclusive right to use Parking Space 47, limited common element as described in the above mentioned condominium declaration.
Parcel 3:
An exclusive right to use Garage Space 4, a limited common element as described in the above mentioned condominium declaration.
AKA: 17017 North 12th Street, #1032, Phoenix, Arizona 85022.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 26th day of March, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
