NOTICE IS HEREBY GIVEN that pur-suant the Final Judgment of Foreclosure dated February 26, 2026, and entered in Case No. 2024 12194 CIDL of the Circuit Court of the SEVENTH Judicial Circuit in and for Volusia County, Florida wherein WILMINGTON SAVINGS FUND SOCIETY, FSB, AS TRUSTEE OF WAMPUS MORTGAGE LOAN TRUST, is the Plaintiff and Nicole States; Un-known Spouse of Nicole States NKA Mike States; Gregory Mextorf; Lau-ren Mextorf; Janel Mextorf; Un-known Spouse of Janel Mextorf; Secretary of Housing and Urban Development; Unknown Tenant #1 N/K/A JEFF OLSON, are Defendants, Volusia County Clerk of Courts, Laura E. Roth Volusia county Clerk of Court will sell to the highest and best bidder for cash at www.volusia.realforeclose.com at 11:00 a.m. on March 31, 2026, the following described property set forth in said Final Judgment, to wit:
Lot 25, Block 1337, Deltona Lakes, Unit FORTY-FIVE, according to the Plat thereof as recorded in Map Book 27, Pages 300 through 313, inclusive, of the Public Records of Volusia County, Florida.

Any person or entity claiming an interest in the surplus, if any, re-sulting from the Foreclosure Sale, other than the property owner as of the date of the Lis Pendens, must file a claim with the Clerk no later than the date that the Clerk reports the funds as unclaimed. If you fail to file a claim, you will not be entitled to any remaining funds.
If the sale is set aside, the Pur-chaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
