NOTICE
PLEASE TAKE NOTICE that upon the Application (Application #2025-02) of 1 Croshaw, LLC (the "Applicant"), the Joint Land Use Board for the Township of North Hanover (the "JLUB") shall conduct a hybrid in-person and virtual public hearing on Wednesday, March 25, 2026, commencing at 7:00 p.m. in the Township of North Hanover Municipal Building located at 41 Schoolhouse Road, Jacobstown, New Jersey 08562, to consider an Application for Preliminary Major Site Plan Approval, Final Major Site Plan Approval, Bulk Variance Approval, and Design Waiver Approval, to allow for the development and use of a proposed warehouse building along with related site improvements.
The proposed improvements include a 142,325 +/- square-foot warehouse building, which includes 2,000 +/- square feet of office space, 42 parking spaces, 10 land banked parking spaces, 32 loading spaces, 21 trailer storage spaces, signage and related site improvements on 13.1 +/- acres located in a General Industrial (IND) Zoning District, located at Croshaw Road, Sykesville Road, and McGuire Access Highway, and more particularly known as Block 605, Lot 1 on the Official North Hanover Township Tax Maps (the "Property").
The Applicant is requesting Design Waivers to allow for the following: (i) a 9-foot-wide passenger vehicle parking spaces, where Code Section 16-230.5 requires a minimum 10-foot-wide parking space; (ii) an off-street front yard turnaround bulb / maneuvering and loading area, where Code Section 16-230.11.A does not permit front yard off-street loading and maneuvering areas; and (iii) the use of a fully enclosed exterior building-connected solid waste and recycling material compactor in lieu of indoor trash facilities as otherwise contemplated under Code Section 160-270.2. To the extent necessary, the Applicant is also requesting Bulk Variance Approval to allow for a proposed principal building height exceeding 35 feet, where Section 16-160.4.C.4 of the Township of North Hanover Code limits the maximum building height to 35 feet.
At the same time, the Applicant will also request that the JLUB grant any and all approvals, submission waivers, design waivers, variances, exceptions, interpretations and / or any other relief necessary to allow the development of the Property as proposed by the Applicant.
The public hearing has been scheduled on this matter for March 25, 2026, commencing at 7:00 p.m., at which time you may attend either in person at the Township of North Hanover Municipal Building located at 41 Schoolhouse Road, Jacobstown, New Jersey 08562 or virtually to listen and watch the hearing and, if desired, participate (either yourself or by agent or attorney) to present any objection, support or other comments you may have regarding the subject Application.
