CELTIC BANK CORPORATION, is the Plaintiff, and MANDEEP S. OBEROI, ET ALS., are Defendants, writ of execution for the sale of mortgaged premises dated 07/15/2025.
By virtue of the above stated Writ, to me directed and delivered, I will expose to sale at public vendue on WEDNESDAY, the 8TH DAY of APRIL A.D. 2026, at the hour of one thirty o'clock by the then prevailing (Standard or Daylight Saving) time, in the afternoon of the said day, at the Heldrich Hotel, 10 Livingston Ave, New Brunswick, N.J. 08901.
Subject to the provisions of the State of New Jersey Condominium Act, N.J.S.A. 46:8B-1, et seq., its amendments and supplements and situate, the property to be sold is located in the Township of WOODBRIDGE in the Count of MIDDLESEX and State of New Jersey.
Commonly known as 1901 Woodbridge Commons Way, Woodbridge, N.J. 08830 Tax LOT 1901 BLOCK 369. More particularly described as Unit 1 in the building No. 19, Section 3 situate in "Woodbridge Common Condominium," A New Jersey Condominium, together with an aggregate .00446 percent undivided interest in the Common Elements of said Condominium appurtenant to the aforesaid Unit. Estimated upset amount: $225,000, plus any additional sums as ordered by the court. Occupancy status: vacant. *SUBJECT TO ANY UNPAID TAXES, MUNICIPAL LIENS OR OTHER CHARGES, AND ANY SUCH TAXES, CHARGES, LIENS, INSURANCE PREMIUMS OR OTHER ADVANCES MADE BY PLAINTIFF PRIOR TO THIS SALE. ALL INTERESTED PARTIES ARE TO CONDUCT AND RELY UPON THEIR OWN INDEPENDENT INVESTIGATION TO ASCERTAIN WHETHER OR NOT ANY OUTSTANDING INTEREST REMAIN OF RECORD AND/OR HAVE PRIORITY OVER THE LIEN BEING FORECLOSED AND, IF SO THE CURRENT AMOUNT DUE THEREON.
THE SHERIFF HEREBY RESERVES THE RIGHT TO ADJOURN THIS SALE WITHOUT FURTHER NOTICE THROUGH PUBLICATION.
SURPLUS MONEY: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
The approximate amount of the upset to be satisfied by said sale is the sum of TWO MILLION THREE HUNDRED TWENTY ONE THOUSAND FOUR HUNDRED SIXTY THREE DOLLARS AND EIGHTEEN CENTS ($2,321,463.18) DOLLARS more or less, plus interest together with the costs of this sale. THE UPSET AMOUNT MAY BE SUBJECT TO FURTHER ORDERS OF ADDITIONAL SUMS.
The subscriber reserves the right to adjourn said sale from time to time subject only to such limitations or restrictions upon the exercise of such power as may be specially provided by law or rules of the Court. Sold subject to conditions of sale.
Successful bidder must pay 20% of bid in certified check or official bank check at close of sale and the balance in two weeks.
