ZONING HEARING BOARD
Take notice that the Upper Southampton Township Zoning Hearing Board will hold a public hearing on Wednesday, March 25, 2026, at 7:00 PM in the Upper Southampton Township First Floor Meeting Room, 939 Street Road, Southampton, PA, on the appeal of 495SSP LLC (26-02), regarding Tax Parcel No. 48-012-063-002, located at 495 Second Street Pike, in the R-4, Moderately High Density Residential Zoning District of Upper Southampton Township. Applicant seeks to use the subject property to support what Applicant characterizes as a “low-impact form of ‘automobile repair facility’”. The Zoning Officer determined that the proposed use is instead a §185-16(64) Unspecified Use which is not permitted within the R-4 Zoning District in which the property is located. Applicant appeals the Zoning Officer Determination, asserting the use is permitted under a 1991 Zoning Hearing Board decision as an Automobile Repair Facility. In the alternative, Applicant seeks a variance to permit the use as an Unspecified Use. A copy of the application may be viewed by appointment in the Office of Licenses and Inspections at the Township Building.
