By virtue and in execution of the Power of Sale contained in a certain mortgage given by Robin Lynn Potter and Urban Napoleon Lavine III to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Envoy Mortgage, LTD., and now held by Lakeview Loan Servicing, LLC, said mortgage dated June 15, 2023 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 69261, Page 245, as affected by a Loan Modification dated February 14, 2025 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 71722, Page 81; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Envoy Mortgage LTD, its successors and assigns to Lakeview Loan Servicing, LLC by assignment dated January 24, 2024 and recorded with said Registry of Deeds in Book 70125, Page 190; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on April 9, 2026 at 02:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land and buildings thereon in Charlton, Worcester County, Massachusetts, bounded and described as follows:
BEGINNING at an iron pipe on the easterly side of King Road, at the southwest corner of tract herein described, and the northwest corner of land now or formerly of Richard Wright;
Thence N. 47º 10' W., along the northerly side of King Road, a distance of 141.0 feet to an iron pipe;
Thence N. 61º 35' 52" E., along land now or formerly of John Wright, Sr., a distance of 200.64 feet to an iron pipe;
Thence S. 47º 10' E., along land now or formerly of John Wright, a distance of 139.0 feet to an iron pipe;
Thence S. 61º 03' 20" W., along land now or formerly of Richard Wright, a distance of 200.0 feet to an iron pipe at the point of BEGINNING.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
