MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Fritz F. Gabriel and Celicia McEvoy a/k/a Celicia Victor McEvoy to Option One Mortgage Corporation, dated June 14, 2005 and registered at Norfolk County Registry District of the Land Court as Document No. 1067882 and noted on Certificate of Title No. 204628 (the “Mortgage”), as affected by a Loan Modification Agreement dated May 5, 2014, and registered as Document No. 1313871 and noted on Certificate of Title No. 204628 of which mortgage Wells Fargo Bank, N.A., as Trustee for Option One Mortgage Loan Trust 2005-4, Asset-Backed Certificates, Series 2005-4 is the present holder by Assignment from Sand Canyon Corporation FKA Option One Mortgage Corporation to Wells Fargo Bank, N.A., as Trustee for Option One Mortgage Loan Trust 2005-4, Asset-Backed Certificates, Series 2005-4 dated April 19, 2011 and registered as Document No. 1225030 and noted on Certificate of Title No. 204628, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 197 Blue Hills Parkway, Milton, MA 02186 will be sold at a Public Auction at 3:00 PM on April 2, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land in Milton, Norfolk County, Massachusetts, bounded and described as follows:
Easterly by the westerly line of Blue Hills Parkway, Seventy-six and twenty-eight hundredths (76.28) feet;
Southerly by land now or formerly of Charles Pruchansky et al, Sixty-five and forty-six hundredths (65.46) feet;
Westerly by land now or formerly of Francis A. Bulger et al, Seventy-five (75.0) feet; and
Northerly by lot numbered 1, shown on the Plan hereinafter referred to, seventy-nine and thirty-eight hundredths (79.38) feet.
Said parcel is shown as lot numbered 2 on a plan drawn by H. M. Fletcher, surveyor, dated January 23, 1954 as approved by the Land Registration Office as No. 24890A, a copy of a portion of which is filed in Norfolk Registry with Certificate No. 55284, Book 277.

The property will be sold subject to the redemption rights in favor of the Internal Revenue Service by virtue of the tax lien(s) recorded in Norfolk County Registry of Deeds in Book 35557, Page 53 and Book 42595, Page 325.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $10,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
