By virtue of a power of sale contained in a certain security deed from MCPM Holdings LLC to Kiavi Funding Inc. and recorded in Deed Book 3544, Page 62, Chatham County, Georgia records given to secure a note in the original amount of $309,000.00 with interest on the unpaid balance until paid, the following described property will be sold at public outcry to the highest bidder for cash at the courthouse door of CHATHAM COUNTY, Georgia, or at such place as has or may be lawfully designated as an alternative location within the legal hours of sale on the first Tuesday in April, 2026, to wit: April 07, 2026, the following described property:
ALL THOSE CERTAIN LOTS AND PORTION OF LOT, TRACTS OR PARCELS OF LAND SITUATE, LYING AND BEING IN THE CITY OF SAVANNAH, COUNTY OF CHATHAM, STATE OF GEORGIA, AND KNOWN AS LOTS 10 AND 11, AND
THE WESTERN 10 FEET OF LOT 12, BLOCK 4, GRAYSON WARD. SAID LOTS AND PORTION OF LOT LYING CONTIGNOUS AND HAVING A COMBINED FRONTAGE OF 60.60 FEET ALONG THE NORTHERN RIGHT-OF-WAY LINE OF
31ST STREET, A DEPTH IN A NORTHERN DIRECTION ALONG THE EASTERN BOUNDARY LINE OF 103.30 FEET, A DEPTH IN A NORTHERN DIRECTION ALONG THE WESTERN BOUNDARY LINE OF 103.30 FEET, A WIDTH ACROSS
THE NORTHERN BOUNDARY LINE OF 57.79 FEET AND BEING BOUNDED AS FOLLOWS: ON THE NORTH BY A LANE; ON THE EAST BY THE EASTERN PORTION OF THE AFORESAID LOT 12, SAID BLOCK AND WARD; ON THE
SOUTH BY 31ST STREET; AND ON THE WEST BY LOT 16, BLOCK 5, SAID WARD. ALL OF WHICH WILL MORE FULLY APPEAR BY REFERENCE TO SURVEY PLAT PREPARED BY ROBERT D. GIGNILLIAT, JR., CHATHAM COUNTY SURVEYOR, ON MARCH 8, 1974, TO WHICH REFERENCE IS HEREBY SPECIALLY MADE FOR A MORE COMPLETE DESCRIPTION OF LOT 10, LOT 11
AND THE WESTERN TEN FEET (10') OF LOT 12, AND SAID MAP IS EXPRESSLY INCORPORATED INTO THIS DESCRIPTION.
Being real property commonly known as 822 East 31st Street, Savannah, GA 31405.
The debt secured by the above-referenced security deed has been declared due because of the default in the payment of said debt per the terms of the note and other possible defaults by the borrower or the successor thereto. The debt remaining in default, this sale will be made for the purpose of paying the debt and all expenses of this sale including attorney’s fees (notice of intent to collect attorney’s fees having been given).
Said sale will be made subject to the following items which may affect the title to said property: All restrictive covenants, easements and rights-of-way appearing of record, if any; all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; all outstanding or unpaid bills and assessments for street improvements, curbing, garbage, water, sewage and public utilities which may be liens upon said property; and any outstanding taxes, assessments and other liens superior to the security deed being foreclosed hereby. To the best knowledge and belief of the undersigned, the above-described property is in the possession of the borrower and/or other persons with the consent and acquiescence of the borrower.

The foregoing notwithstanding, nothing in O.C.G.A. § 44-14-162.2 shall be construed to require LHOME MORTGAGE TRUST 2024-RTL3 to negotiate, amend, or modify the terms of the Security Deed described herein.
