NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by John D. McKeon to Mortgage Electronic Registration Systems, Inc., as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, dated March 28, 2024 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 70355, Page 267, of which mortgage the undersigned is the present holder, by assignment from:
Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, its successors and assigns to Planet Home Lending, LLC, recorded on August 27, 2025, in Book No. 72455, at Page 387
for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 5:00 PM on April 10, 2026, on the mortgaged premises located at 230 West Street, Paxton, Worcester County, Massachusetts, all and singular the premises described in said mortgage,
TO WIT:
The land with the buildings thereon situated in Paxton, Worcester County, Commonwealth of Massachusetts, located on the northerly side of West Street, being bounded and described as follows:
BEGINNING at a point on West Street, said point being at land of Theodore A. Gotha and John P. McHale, now or formerly;
THENCE South 88° 32' East by land of Gotha, four hundred forty-five (445) feet more or less to a point;
THENCE South 30° 57' East by land of Gotha, two hundred forty-nine and three tenths (249.3) feet to land now or formerly of Andrew Ahlfors;
THENCE South 29° 25' West by land now or formerly of Ahlfors, two hundred fifty-eight (258) feet, more or less, to West Street;
THENCE by the side line of West Street, three hundred forty-four (344) feet, more or less, to a point, said point being at the end of the 1923 Worcester County Highway Layout;
THENCE North 48° 15 East five (5) feet, more or less;
THENCE North 41° 45' West by the sideline of West Street by the 1923 Worcester County Highway Layout, two hundred sixty-nine and eighty hundredths (269.80) feet to a point;
THENCE by a curve with a radius equal to 1042.14 feet, thirty-eight (38) feet, more or less, to the place of beginning.
CONTAINING 3.29 acres, more or less, and being the property showing on a plan entitled "Plan of property located in Paxton, Mass., May 21, 1956", by R.H. Lonergan, C.E. recorded with the Worcester District Registry of Deeds in Plan Book 216, Plan 123.
EXCEPTING therefrom the land located on the northeasterly side of West Street in Paxton, Worcester County, Massachusetts, being shown as "Lot 2" on a "Plan of land located in Paxton, Ma. Owned by Leo Paul Noel", by Spofford Engineering, dated August 12, 1999 and recorded with said Deeds in Plan Book 746, Plan 56, which is the same premises described in a deed from Leo Paul Noel, and Lena L. Noel to Richard Sansoucy dated September 30, 1999 and recorded with said Deeds in Book 21910, Page 173.
For mortgagor's(s') title see deed recorded with Worcester County (Worcester District) Registry of Deeds in Book 62756, Page 339.
These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of Ten Thousand ($10,000.00) Dollars by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Harmon Law Offices, P.C., 150 California St., Newton, Massachusetts 02458, or by mail to P.O. Box 610389, Newton Highlands, Massachusetts 02461-0389, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. The description of the premises contained in said mortgage shall control in the event of an error in this publication.
