Under and by virtue of the Power of Sale contained in a Security Deed given by BYRAN S. DENT to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for CITYWORTH MORTGAGE LLC, dated November 6, 2017, and recorded in Deed Book 11179, Page 87, Columbia County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded January 6, 2020 in Book 12340, Page 40 in the amount of Two Hundred Thirty-Eight Thousand Six Hundred Five and 57/100 ($238,605.57) Columbia County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded February 26, 2025 in Book 15497, Page 192 in the amount of Two Hundred Forty-One Thousand Eight Hundred Sixty-Eight and 77/100 ($241,868.77) Columbia County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded September 2, 2021 in Book 13757, Page 179 in the amount of Two Hundred Thirty-Seven Thousand One Hundred Sixty-Four and 30/100 ($237,164.30) Columbia County, Georgia Records, as last transferred to The Secretary of Veterans Affairs, an officer of the United States by assignment recorded on November 5, 2025 in Book 15844 Page 203 in the Office of the Clerk of Superior Court of Columbia County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Two Hundred Thirty-Seven Thousand Ninety and 0/100 dollars ($237,090.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Columbia County, Georgia, within the legal hours of sale on April 7, 2026, the following described property:
All that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Columbia, being shown and designated as Lot 31, Block A, Section I, The Villages of Rivershyre Subdivision, on a plat recorded in the Office of the Clerk of Superior Court of Columbia County, Georgia, in Plat Cabinet B, Slide 186 #10, 11 and 12. Reference being made to said plat for a more complete and accurate description of the metes, bounds and location of said property.
Said property conveyed subject to Protective Covenants recorded in Book 1001, Page 52 and Book 1001, Page 67, as amended, and to any applicable easements, restrictions, covenants and rights-of-way of record in aforesaid Clerk's Office.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
The entity having full authority to negotiate, amend or modify all terms of the loan (although not required by law to do so) is: PHH Mortgage Corporation they can be contacted at 1-800-750-2518 for Loss Mitigation Dept, or by writing to 1661 Worthington Rd., Ste. 100, West Palm Beach, Florida 33409, to discuss possible alternatives to avoid foreclosure.
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the property is Bryan S. Dent or tenant(s); and said property is more commonly known as 1114 Rivershyre Dr, Evans, GA 30809.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the security deed and (3) any right of redemption or other lien not extinguished by foreclosure.
