MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Tahreem F. Syed and Shabbar Syed to Option One Mortgage Corporation, dated June 30, 2004 and recorded in Middlesex County (Southern District) Registry of Deeds in Book 43201, Page 253 (the “Mortgage”), as affected by a Loan Modification Agreement dated January 29, 2007, and recorded at said Registry of Deeds in Book 49595, Page 490 of which mortgage Wells Fargo Bank, N.A., as Trustee for Citigroup Mortgage Loan Trust, Series 2004-OPT1, Asset Backed Pass-Through Certificates, Series 2004-OPT1 is the present holder by Assignment from Sand Canyon Corporation f/k/a Option One Mortgage Corporation to Wells Fargo Bank, N.A., as Trustee for Citigroup Mortgage Loan Trust, Series 2004-OPT1, Asset Backed Pass-Through Certificates, Series 2004-OPT1 dated October 19, 2012 and recorded at said Registry of Deeds in Book 60651, Page 271, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 2 Spring Lane, Hopkinton, MA 01748 will be sold at a Public Auction at 1:00 PM on April 10, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
A certain parcel of land situated on the southeasterly side of Spring Street, in that part of Hopkinton called Woodville, shown as Lot 9 on a plan of land drawn by Schofield Brothers, dated December 12, 1957, revised January 25, 1958, recorded with the Middlesex South District Registry of Deeds as Plan No. 571 of 1958 rounded and described as follows:
BEGINNING at a drill hole in a stone bound set in the southeasterly line of said street at the northwesterly line of land now or formerly of the Commonwealth of Massachusetts;
THENCE N. 22° 55' 10" by the southeasterly line of said street a distance of 148.40 feet;
THENCE Northeasterly, Easterly and Southeasterly in a circular curve to the right, whose radius of arc is 20.00 feet, a distance of 20.90 feet;
THENCE S. 37° 20' 40" E. by the southwesterly line of Spring Lane as shown on said Plan, a distance of 105.54 feet to the most northerly corner of Lot No. 8 as shown on said Plan;
THENCE S. 50° 18' 20" W. a distance of 157.15 feet by land now or formerly of Stratton to land now or formerly of the Commonwealth of Massachusetts;
THENCE N 39° 11' 40" W. by land now or formerly of said Commonwealth a distance of 55.68 feet to the point of beginning.
Said parcel containing 15,007 square feet of land, more or less, according to said plan.
For mortgagor’s title see deed recorded with the Middlesex County (Southern District) Registry of Deeds in Book 43201, Page 251.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
