NOTICE OF TRUSTEE'S SALE
WHEREAS, MICHAEL R. TAYLOR and KATHY ANN TAYLOR, Trustees of THE MICHAEL R. AND KATHY ANN TAYLOR TRUST OF 2005, are the owners and holders of that certain obligation evidenced by a Promissory Note dated May 20, 2024, and secured by that certain real property as evidenced by a Deed of Trust executed by SHIFAT SULTANA, a single woman, Trustor, to JLM TITLE LLC, a Nevada limited liability company, dba FIRST CENTENNIAL TITLE COMPANY OF NEVADA, Trustee for MICHAEL R. TAYLOR and KATHY ANN TAYLOR, Trustees of THE MICHAEL R. AND KATHY ANN TAYLOR TRUST OF 2005, Beneficiary, which Deed of Trust was dated May 20, 2024 and recorded May 22, 2024, as Document No. 5457534, Official Records, Washoe County, Nevada; and
WHEREAS, AUTOMATIC FUNDS TRANSFER SERVICES, INC., a Washington corporation, dba ALLIED TRUSTEE SERVICES, was substituted as Trustee under said Deed of Trust in the place and stead of JLM TITLE LLC, a Nevada limited liability company, dba FIRST CENTENNIAL TITLE COMPANY OF NEVADA, by document recorded December 2, 2025, as Document No. 5585769, Official Records, Washoe County, Nevada; and
WHEREAS, default has been made by said Trustor in the payment of the debt evidenced by the Promissory Note for which said Deed of Trust is security, and the said MICHAEL R. TAYLOR and KATHY ANN TAYLOR, Trustees of THE MICHAEL R. AND KATHY ANN TAYLOR TRUST OF 2005 did cause Notice of Default and Election To Sell under said Deed of Trust to be recorded on December 2, 2025, as Document No. 5585770, Official Records, Washoe County, Nevada; and
WHEREAS, MICHAEL R. TAYLOR and KATHY ANN TAYLOR, Trustees of THE MICHAEL R. AND KATHY ANN TAYLOR TRUST OF 2005, have made demand upon said Trustee that said Trustee proceed to sell the land and premises described in said Deed of Trust;
NOW, THEREFORE, pursuant to said demand, and in accordance with the terms and under the authority of said Deed of Trust, said AUTOMATIC FUNDS TRANSFER SERVICES, dba ALLIED TRUSTEE SERVICES, as such Trustee, does hereby give notice that on the 10th day of April, 2026, at the hour of 11:00 o'clock A.M. on said day, at the steps of the Virginia Street entrance of the Washoe County Courthouse, located at the corner of Court and Virginia Streets, Reno, Nevada, said Trustee will sell at public auction to the highest bidder, for current lawful money of the United States of America, all that certain real property situate in the County of Washoe, State of Nevada, that is described as follows:
PARCEL 1:
Parcel A of Parcel Map No. 4813, filed in the office of the County Recorder of Washoe County, State of Nevada, on June 29, 2007, as File No. 3549979, of Official Records.
PARCEL 2:
The West one half of the West one half of the Northeast one quarter of the Southwest one quarter of the Southeast one quarter of Section 30, Township 20 North, Range 20 East, M.D.B&M., Nevada containing 2.5 acres more or less, according to the Official Plat of the Survey of the said land, on file with the Bureau of Land Management.
EXCEPTING THEREFROM any portion lying with El Rancho Drive and lying Southerly of the Northerly right-of-way line of El Rancho Drive.
TOGETHER WITH the improvements thereon, and all and singular the tenements, hereditaments and appurtenances thereunto belonging or appertaining, and the reversion and reversions, remainder and remainders, rents, issues and profits thereof.
