PLEASE TAKE NOTICE that Hartford Development Partners LLC (the "Applicant") has submitted a Bulk Variance Application to the Moorestown Township Zoning Board of Adjustment to demolish an approximate 1,584 square foot single-family dwelling and proposes to reconstruct and relocate a new dwelling (approximately 2,601.1 square feet) on the 23,517 square foot Property, which is considered an undersized lot within the R-1 Zoning District of Moorestown Township (the "Application"). No changes are proposed to the existing ancillary shed. The Property in question is located at 780 Hartford Road, Moorestown, NJ, further identified as Block 7100, Lot 22 on the Moorestown Township official Tax Map (the "Property").
In connection with this Application, the Applicant requests the following bulk variance relief from the Township Ordinance:
1. From §180-9A which requires a minimum lot area of 1.5 acres or 65,340 square feet and the lot is 23,517 square feet and is proposed to stay the same (pre-existing non-conforming).
2. From §180-9A which requires a minimum 200-foot lot width and the lot width is 119 feet and is proposed to stay the same (pre-existing, non-conforming).
3. From §180-9C which requires a minimum 150-foot front yard along Hartford Road, where 50 feet exists and 50 feet is proposed.
4. From §180-9E which requires a minimum 25-foot rear yard setback and the existing shed has a 4.58-foot setback and is proposed to stay the same (pre-existing, non-conforming).
5. From §180-86 which requires 150-foot street line frontage and 105 feet exists and is proposed to stay the same (pre-existing, non-conforming).
This matter will be heard at a special meeting of the Moorestown Township Zoning Board of Adjustment scheduled for March 31, 2026, at 7:00 PM at the Township of Moorestown, 111 West Second Street, Moorestown NJ 08057. All relevant documents are on file with the Land Use Administrator at the Township of Moorestown.
