NOTICE
PLEASE TAKE NOTICE that the undersigned has appealed to the Planning Board of the Township of Aberdeen for variance relief from the provisions of Section(s) 25-4.3 of the Land Development Ordinance, and any and all bulk and other variances deemed necessary by the Planning Board, so as to permit: a variance application for hardship under N.J.S.A. 40:55D-70(c), specifically relief for the purpose of two (2) minor lot subdivisions: a) the existing dwelling is to remain on the newly created lot 4.01, with a lot area equaling 5,000 sq. ft., and b) a proposed two-story dwelling to be constructed on the newly created lot 4.02, with a lot area equaling 5,000 sq. ft., on the premises located on 21 Mathiasen Avenue, Aberdeen, NJ 07747, known as Block 264, Lots 4 and 15 on the Tax Map, which is within 200 feet of property owned by you.
The undersigned also seeks relief from the below variances in addition to the ones stated above:
Minimum Lot Area – 7,500 SF is required and 5,000 SF is proposed for Lots 4.01 and 4.02
Minimum Lot Frontage – 70 FT is required and 50 FT is proposed for Lots 4.01 and 4.02.
Minimum Lot Width – 70 FT is required and 50 FT is proposed for Lots 4.01 and 4.02
Minimum Side Yard Setback (One) – 9 FT is required and 8.3 FT exists for the existing home which is to remain on Lot 4.01
Minimum Front Yard Setback – 25 FT is required and 14.7 FT exists to the foundation and 8.6 FT exists to the covered porch for the existing home which is to remain on Lot 4.01
Maximum Building Coverage – 20% is permitted and 24.9% and 29.5% is proposed for Lots 4.01 and 4.02, respectively
Maximum Lot Coverage – 50% is permitted and 58% is proposed for Lot 4.01
The application, maps and plans are on file at the Department of Planning/Zoning and Development, One Aberdeen Square, Aberdeen, NJ 07747, and are available for inspection weekdays from 9 a.m. to 3:30 p.m.
This appeal is now on the calendar of the Board Secretary, and a Public Hearing has been ordered for April 15, 2026 at 6:30 p.m. prevailing time, in the Aberdeen Township Municipal Building, at which time you may appear either in person or by agent or attorney and present any objection which you may have to the granting of this appeal.
This notice is served upon you by order of the Aberdeen Township Planning Board.
