NOTICE OF DECISION
PLEASE TAKE NOTICE that on the application of James C. Rhoads, 134 Kings West, LLC and 600 Grove Street, LLC (the "Applicant") in connection with property located in the R-2 zone at 134 Kings Highway West, known as Block 77, Lot 6, and 144 Kings Highway West, known as Block 77, Lot 5 on the Haddonfield Tax Map, the Zoning Board of Adjustment of the Borough of Haddonfield on Tuesday, February 17, 2026, granted preliminary and final site plan approval, minor subdivision approval, use variance approval and a certificate of appropriateness to allow the Applicant to adaptively reuse the existing school building and annex for 6 residential units, to demolish one building at the rear of Block 77, Lot 5 and for minor subdivision approval to allow a portion of Block 77, Lot 5 immediately to the rear of 134 Kings Highway West to be subdivided and consolidated with Block 77, Lot 6, 134 Kings Highway West. At the same time the Zoning Board also granted approval to allow the following on Lot 6: a lot width of 100 feet (an existing condition); lot frontage of 100 feet (an existing condition); a front yard setback of 40.98 feet (an existing condition ); a 16.4 foot side yard setback (an existing condition); a 39.8 foot combined side yard setback (an existing condition); maximum building coverage of 18.2% (a decrease from an existing condition); and 55.9% impervious cover (a decrease from an existing condition) and variance relief on Lot 5 to allow a 7.7 foot side yard setback; a combined side yard setback of 18.72 feet; a rear yard setback of 32.95 feet; maximum building coverage of 32.6% and maximum impervious coverage of 70.9%.
The above approvals were memorialized by Resolution adopted by the Zoning Board of Adjustment on March 17, 2026. Copies of the Application, reports, plans, supporting documentation and Resolution of approval are on file with the Haddonfield Zoning Board and anyone desiring to review them may do so at the Borough of Haddonfield Municipal Hall, 242 East Kings Highway, during regular business hours.
