NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 166 Wareham Street, Middleboro, MA 02346
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Alyssa L. Smith to Mortgage Electronic Registration Systems, Inc. as mortgagee, as nominee for First Home Mortgage Corporation dba First Home Mortgage Services, and now held by First Home Mortgage Corporation, said mortgage dated June 11, 2020 and recorded in the Plymouth County Registry of Deeds in Book 52893, Page 33, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc. as mortgagee, as nominee for First Home Mortgage Corporation dba First Home Mortgage Services to First Home Mortgage Corporation by assignment dated January 16, 2024 and recorded with said Registry of Deeds in Book 58732, Page 217; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on April 16, 2026 at 01:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon situated in Middleborough, Plymouth County, Massachusetts, on the Southerly side of Wareham Street, bounded and described as follows:
Beginning t on the Southwesterly side line of Wareham Street at a point marking the Northwesterly corner of land now or formerly of Annie Brooks;
Thence turning and running Southwesterly by land now or formerly of Books, 102 feet to a point;
Thence turning and running Northwesterly still be land now or formerly of said Books, 50.00 feet, more or less, to a point and by land now or formerly of George Dawson and Rachel Dawson;
Thence turning and running Northeasterly by land now or formerly of said Dawson, 112.00 feet to Southwesterly side line of Wareham Street
Thence turning and running Southeasterly by the Southwesterly side line of Wareham Street, 5.00 feet to the point of beginning.
Said premises are conveyed subject to an Easement granted by Roger L. Quelle to Vincent Pedro and Bonnie J. Pedro, by instrument dated June 24, 1985, and recorded with the Plymouth County Registry of Deeds in Book 6712, Page 179.
Said premises are further conveyed subject to and with the benefit of all easements, restrictions, reservations, and agreements of record, if any, in so far as the same are now in force and applicable.
For title see Deed dated June 10, 2020, recorded at the Plymouth County Registry of Deeds herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
