NOTICE
BRISTOL TOWNSHIP ZONING HEARING BOARD
Notice is hereby given that the Bristol Township Zoning Board will hold their regular meeting on Monday evening, April 13, 2026, at 7:00 pm at the Bristol Township Municipal Building, 2501 Bath Road, Bristol PA 19007, to consider the following:
1. David Weihe, 51 Grasspond Rd., Levittown (Tax Parcel #05-038-048) is requesting a variance from Chapter 205-29.D. (impervious surface) to allow for three sheds and an above ground pool at the above noted location in an R-3 Residential zoned district.
2. Boris Shturman & Loan Kim, 14 Perennial Dr., Fairless Hills (Tax Parcel #05-030-013) is requesting a variance from Chapter 205-26.D. (impervious surface) to allow construction of an in-ground swimming pool with associated decking at the above noted location in an R-2 Residential zone district.
3. Bill & Rachel Weddel, 480 Newport Rd., Bristol (Tax Parcel #05-058-010-001) is requesting a variance from Chapter 205-26.D.(impervious surface) to allow for a concrete driveway at the above noted location in an R-2 Residential zone district.
4. Marybeth Williams, 105 Gable Hill Rd., Levittown (Tax Parcel #05-038-194) is requesting a special exception from Chapter 205-28.B.(8) ((Gle) accessory family day care) to continue operation of a family childcare at the above noted location in an R-3 Residential zone district.
5. Hilbert Senador, 1007 Stephen Ave., Croydon (Tax Parcel #05-008-402) is requesting variances form Chapter 205-25 (permitted uses) to permit accessory additional use of religious worship, Chapter 205-26.C. (building area) to permit building area of 32.94%, Chapter 205-26.E.(3) (setback) to permit rear-yard setback of 1.41 ft, Chapter 205-26.D. (impervious surface) to permit impervious surface coverage of 46.69%, Chapter 205-131 (yard exception) to permit accessory building setback of 0.91 ft, Chapter 205-132 (yard requirements) to permit gazebo to be constructed within rear-yard setback, Chapter 205-120.A.(1) (off-street parking) and Chapter 205-120.A.(4) (off-street parking) to permit less than the otherwise required off-street parking for residential and place of worship use at the above noted location in an R-2 Residential zone district.
6. Paul & Amy Leinheiser, 45 Parkside Dr., Langhorne are requesting a variance from Chapter 205-26.E.(2) (side-yard setback) to allow construction of two additions to existing single-family dwelling on the property located at 2424 Wood Ave., Bristol (Tax Parcel #05-077-102) in an R-2 Residential zone district.
7. Sumit Rty Inc., c/o Village Lodge, 5361 Bristol Pike, Bristol (Tax Parcel #05-065-006) is requesting a variance from Chapter 205-36.A. (permitted uses) to allow truck parking on the property located at Beaver Dam Rd., Bristol (Tax Parcel #05-065-006-007) in a C-Commercial zone district.
8. HP Bristol Pike LLC, 281 Witherspoon St., Princeton is requesting a variance from Chapter 205-36 (permitted uses) to allow temporary truck storage until construction on the property for its intended permanent use commences on the property located at 6201 Bristol Pike, Levittown (Tax Parcel #05-072-116) in a C-Commercial zone district.
9. Charles W. Seeberger, 2000 Julie Ct., Bensalem is requesting a variance from Chapter 205-37.E.(3) (setback) to allow a rear-yard setback from 35-ft to 30-ft for proposed construction of 3,360 sq ft building that is associated with a proposed lot line change on the property located at Buchanan Ave., Croydon (Tax Parcel #05-013-096) in a C-Commercial zone district.
10. Nasir Mirza, 7024 Bristol Pk., Levittown is requesting variances from Chapter 205-120 (off-street parking) and Chapter 205-122.H. (off-street loading) to allow for two off-street parking spaces and one off-street loading facility on the property located at 7023 Beaver Dam Rd., Levittown (Tax Parcel #05-074-141) in a C-Commercial zone district.
11. Womack RE Holdings, LLC, 951 River Rd., Croydon is requesting variances from Chapter 205-71.E.(1) (front-yard setback), Chapter 205-71.E.(6) (buffer yard), Chapter 205-109.C.(3) (buffer yard), to allow construction of a 6,000 sq ft garage building, Chapter 205-70 (permitted uses) to allow the servicing and upfitting of municipal and emergency vehicles (automotive repair), and Chapter 205-120.(36) (D18) automotive repair off-street parking) to allow a reduction of the required off-street parking spaces on the property located at 815 Patterson Ave., Croydon Tax Parcel #05-012-307 & #05-012-308) in an MS-Municipal Services district.
