NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
Premises: 3 Murdock Street, Apartment #2, Cambridge, Massachusetts
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Linda M. Hudson to Bank of America, NA and now held by Bank of America, N.A., said mortgage dated May 26, 2006, and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 48017, Page 54, as affected by a Loan Modification Agreement dated December 4, 2006, and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 48891, Page 217, as further affected by a Loan Modification Agreement dated February 4, 2008, and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 50910, Page 144, of which mortgage the undersigned is the present holder, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on April 23, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
THE UNIT REFERRED TO AS UNIT NO. 2 IN THE MASTER DEED OF THE CONDOMINIUM AT 3 MURDOCK STREET (HEREINAFTER CALLED THE "UNIT"). SAID UNIT IS SHOWN ON THE PLANS RECORDED WITH THE MASTER DEED, WHICH IS LAND IN CAMBRIDGE, MIDDLESEX COUNTY, MASSACHUSETTS. THE ADDRESS OF THE GRANTED UNIT IS 3 MURDOCK STREET, CAMBRIDGE, MA 02139.
SAID UNIT IS LAID OUT AS SHOWN ON A PLAN RECORDED WITH THE DEED TO GRANTORS AT BOOK 18076, PAGE 442 AND TO WHICH IS AFFIXED A VERIFIED STATEMENT IN THE FORM PROVIDED FOR IN CHAPTER 183A, SECTION 9, AND WHICH PLAN IS A COPY OF A PORTION OR PORTIONS OF THE PLANS.
THE UNIT IS CONVEYED TOGETHER WITH AN UNDIVIDED 30.36 PERCENT INTEREST IN THE COMMON AREAS AND FACILITIES DESCRIBEDIN THE MASTER DEED AND THE RIGHTS AND EASEMENTS APPURTENANT TO SAID UNIT AS SET FORTH IN THE MASTER DEED, AS SUCH MAY BE AMENDED BY INSTRUMENTS OF RECORD.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor's Title see deed dated March 28, 1998, and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 28405, Page 577.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
SUBJECT TO a prior mortgage dated July 29, 2003 and recorded August 2, 2003 in Book 40286 at Page 370 as further assigned of record.
SUBJECT TO a prior mortgage dated June 30, 2005 and recorded January 4, 2006 in Book 46770 at Page 525 as further assigned of record.
TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within forty-five (45) days after the date of sale.
