NOTICE OF SALE UNDER POWER
GEORGIA, RICHMOND COUNTY
WHEREAS, WILLIE MANNING, did, on the 26th day of July, 2019 make and execute to W. D. MATHEWS, INC. a certain deed to secure a debt of $227,804.22, and any other present or future indebtedness of WILLIE MANNING, to said lender, which deed was duly recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Deed Book 1688, Page 882, aforesaid records.
WHEREAS, there has been a default in the payment of the indebtedness secured by the above-referred to Deed to Secure Debt to the holder of said debt; and
WHEREAS, because of said default and in accordance with the terms and the stipulations contained in the aforesaid Deed to Secure Debt, W. D. MATHEWS, INC. has declared the whole indebtedness as secured by said Deed to Secure Debt due and payable.
NOW, THEREFORE, in accordance with the terms and stipulations as contained in the deed to secure debt, the undersigned will sell at public outcry on the first Tuesday in May, 2026, before the Courthouse door in Richmond County, Georgia during the legal hours of sale, to the highest bidder for cash the following described property, to-wit:

All of that tract or parcel of land, together with all improvements thereon, situate, lying and being in the 123rd District G. M., of Richmond County, Georgia, fronting 100 feet on the East side of U.S. Highway No. 25, the same being a portion of Lot No. 2, Block A, of Fleming Acres subdivision, plat of said subdivision was made by J.C. Wells, Land Surveyor, on August 31, 1949, recorded in Realty Book 17-J, Page 95, in the Office of the Clerk of the Superior Court of Richmond County, Georgia, and to which plat and the record thereof that reference is hereby made for a more complete and accurate description as to its metes and bounds. Said lot fronts on the East side of U.S. Highway No. 25 distance of 100 feet, and is the Southernmost 100 feet of Lot No. 2, Block A, Fleming Acres subdivision, and is more particularly described as follows: Beginning at a point on the East side of the right of way of said U.S. Highway No. 25 which point is 150 feet in a Northerly direction along the East boundary of the Right-of-Way of U.S. Highway No. 25 from its intersection with Northern boundary of the Right-of-Way of Chester Avenue, as shown on said plat, thence proceeding Northerly along the East Right-of-Way line of U.S. Highway No. 25, for a distance of 100 feet to a point, thence proceeding South 62 degrees 45 feet East for a distance of 150 feet to a point on the Western Lot Line of No. 8 , Block A, of said subdivision, thence proceeding along the Western boundary line of Lot No. 8 and Lot No. 7, of said subdivision South 27 degrees 15 feet West for a distance of 100 feet to a point, thence proceeding along the Northern Lot Line of Lot No. 3, Block A, of said point of beginning, being more commonly known as 2520 Peach Orchard Road, Augusta , Georgia 30906.
This property is conveyed subject to any restrictions and easements of record in said Clerk’s Office.

All that lot or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, on the northeast corner of the intersection of U. S. Highway No. 25 and Chester Avenue, and being more particularly known and designated as Lots No. 3, 4 and 5 in Block A on a plat of Fleming Acres recorded in the office of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Book 20-B, Page 26; said lot fronts 150 feet on the north side of Chester Avenue and extends back between parallel lines 150 feet.
Address of said property being know as 2520 and 2522 Peach Orchard Road, Augusta, GEORGIA 30906. A sufficient conveyance of the premises in fee simple will be executed and delivered to the purchaser at the sale in accordance with the provisions contained in said deed to secure debt. Said property will be sold subject to all outstanding taxes, assessments and easements
