By virtue and in execution of the Power of Sale contained in a certain mortgage given by David C. J. Johnson and Georgia Tsaganis Johnson to Wilmington Finance, a division of AIG Federal Savings Bank, and now held by U.S. Bank National Association, as Trustee for American General Mortgage Loan Trust 2010-1 American General Mortgage Pass-Through Certificates, Series 2010-1, said mortgage dated January 13, 2004 and recorded in the Plymouth County Registry of Deeds in Book 27438, Page 253, said mortgage was assigned from Wilmington Finance a division of AIG Federal Savings Bank to MorEquity, Inc. by assignment dated January 23, 2004 and recorded with said Registry of Deeds in Book 29214, Page 66; said mortgage was assigned from MorEquity, Inc. to U.S. Bank National Association, as Trustee for American General Mortgage Loan Trust 2010-1 American General Mortgage Pass-Through Certificates, Series 2010-1 by assignment dated November 10, 2016 and recorded with said Registry of Deeds in Book 47807, Page 244; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on May 21, 2026 at 03:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

NORTHEASTERLY by Southworth street, 293.91 feet;
SOUTHEASTERLY by a curve, 29.78 feet;
SOUTHEASTERLY by Country Club Lane west, 110 feet;
EASTERLY by Country Club Lane west, 131.29 feet;
SOUTHERLY by the southerly half of Lot 36 on a plan hereinafter mentioned, 150 feet;
WESTERLY along the westerly line of Lots 38, 37, and half of Lot 36, on said plan, 405 feet.
Said parcel is shown as Lots 38, 37, and the northerly half of Lot 36, on a plan titled: "Plan of Country Club Estates, Brockton Mass," dated July 16, 1949, drawn by Hayward & Hayward, Surveyors, developed by Charles E. Corcoran, on file with Plymouth Deeds in plan book 7, page 779.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated September 13, 1999 and recorded in the Plymouth County Registry of Deeds in Book 17912, Page 68.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
