PLEASE TAKE NOTICE that in compliance with the Freehold Borough Land Use Ordinance, notice is hereby given that the Applicant, Downtown Slime Freehold LLC (the "Applicant") has applied to the Borough of Freehold Planning Board (Joint Land Use Board) (the "Board") for waiver and/or bulk variance relief from off street parking requirements and waiver of site plan detail seeking to install a creative art studio in the commercial space previously occupied by Artis Brewery at the building owned by 32 South Street Realty LLC located at 36 south Street and designated as Lot 15 in Block 71 on the tax map of Freehold Borough. The property is approximately .2553 acres in area and is located in the B-2/FCCRA/HPC zone district. The Applicant does not propose any exterior improvements other than signage.
The Applicant is seeking a waiver and/or bulk ("c") variance relief for the number of off street parking spaces where twelve (12) off street parking spaces are required and four (4) off street parking spaces are provided and a waiver from site plan detail as no exterior improvements are proposed.
The Applicant also seeks the continuation of any and all previously granted use ("d") and/or bulk ("c") variances, waivers, site plan or other approvals, interpretations, and/or other relief, as well as any and all other, additional, use ("d") and/or bulk ("c") variances, waivers, approvals, interpretations, and/or other relief as the Board or its professionals may deem necessary or appropriate while considering this application.
A public hearing has been set for May 13, 2026 at 7:00 PM, or as soon thereafter as the matter may be heard at the Freehold Borough Municipal Building, located at 30 Mechanic Street, Freehold Borough, New Jersey 07728. At such time anyone interested in this application may appear and provide testimony regarding the application. For specific details, copies of the application and supporting materials (including maps and plans) will be available for public inspection at least ten (10) days before the public hearing at the offices of the Freehold Borough Planning Board at the Freehold Borough Municipal Building during normal municipal building business hours.
