PUBLIC NOTICE
TOWNSHIP of STAFFORD
Public notice is hereby given that Sharky Tooth LLC (the "Applicant") has made application to the Planning Board of the Township of Stafford for minor subdivision approval and bulk variances relative to the property designated as Lots 11 and 12 in Block 152 on the Tax Map of the Township of Stafford, located at 778 Delaware Avenue and 20 Oak Street. The property is located in the R-75 Residential Zone. Lot 12 is currently developed with a single-family dwelling and Lot 11 is currently vacant. The Applicant is seeking to subdivide the property into two single-family building lots, which would result in new lots 11.01 and 11.02, which would have the following lot areas:
New Lot 11.01: 8,500 square feet
New Lot 11.02: 6,500 square feet
All existing improvements at the site will be demolished. The following variances from the Stafford Township Zoning Ordinance are requested:
Section 211-22(F)(1): The minimum required lot area is 7,500 square feet. The area of new lot 11.02 is 6,500 square feet.
Section 211-22(F)(2): The minimum required lot width is 75 feet.
The width of new lot 11.02 is 65 feet.
Under Section 130-2 of the Stafford Township Municipal Code, on all corner lots, the lot width shall be equal to or greater than the minimum depth of lot requirements of the zoning district. Therefore, the minimum width of new lot 11.01 is 100 feet. The proposed width of new lot 11.01 is 85 feet.
Construction of any new single-family dwellings on new lots 11.01 and 11.02 will conform to all Stafford Township bulk zoning requirements. While the Applicant does not believe that any additional variances or waivers are required, any additional variances and/or waivers deemed necessary or appropriate by the Board will be requested at the hearing.
A public hearing has been scheduled for May 20, 2026 at 7:00 p.m. in the Stafford Township Municipal Building, 260 East Bay Avenue, Manahawkin, NJ 08050, at which time any interested persons may appear and have an opportunity to be heard on this application.
Documents pertaining to this application are available for inspection by the public during normal business hours Monday through Friday in the office of the Planning Board at the Stafford Township Municipal Building.
