Notice is hereby given that the Tulare County Public Guardian, Conservator of the Person and Estate of Freda Newlin, will sell at private sale, to the highest and best bidder, under the terms and conditions below, and subject to confirmation by the Tulare County Superior Court, on 6/2/2026, at 8:30 a.m.; in Department 7 of the Tulare County Superior Court, 221 S. Mooney Blvd., Visalia, California 93291, all the right, title and interest of said Conservatee in and to certain real property located in the City of Porterville, Tulare County, California. The property is located at 883 W. Belleview Ave, Porterville CA 93257, and is described as “PARCEL 2 OF PARCEL MAP NO. 29 ACCORDING TO THE MAP THEREOF RECORDED IN VOLUME 1, PAGE 29 OF PARCEL MAPS, TULARE COUNTY RECORDS.” (APN 251-160-032)” Property is to be sold in an “as is” condition. Sale is subject to current taxes, assessments, covenants, conditions, restrictions, reservations, rights, rights of way, and easements of record. The terms and conditions of sale are: 1) sold “as is”; 2) $2,000.00 deposit; 3) each pays own escrow fees; 4) Seller pays Natural Hazard Report, transfer tax and title insurance.
