By virtue and in execution of the Power of Sale contained in a certain mortgage given by Matthew M Landers to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Drew Mortgage Associates Inc, and now held by U.S. Bank Trust Company, National Association, not in its individual capacity, but solely as owner trustee for GS Mortgage-Backed Securities Trust 2024-RPL2, said mortgage dated May 29, 2009 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 44330, Page 1, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc. to Bank of America, N.A., successor by merger to BAC Home Loans Servicing, LP fka Countrywide Home Loans Servicing, LP by assignment dated January 18, 2012 and recorded with said Registry of Deeds in Book 48442, Page 191; said mortgage was assigned from Bank of America, N.A., successor by merger to BAC Home Loans Servicing, LP, fka Countrywide Home Loans Servicing LP to The Secretary of Housing and Urban Development by assignment dated August 18, 2014 and recorded with said Registry of Deeds in Book 53069, Page 195; said mortgage was assigned from Secretary of Housing and Urban Development to U.S. Bank Trust, N.A. as trustee for LSF9 Master Participation Trust by assignment dated October 16, 2014 and recorded with said Registry of Deeds in Book 53069, Page 197; said mortgage was assigned from U.S. Bank Trust, N.A. as trustee for LSF9 Master Participation Trust to Goldman Sachs Mortgage Company by assignment dated March 2, 2020 and recorded with said Registry of Deeds in Book 63170, Page 124; said mortgage was assigned from Goldman Sachs Mortgage Company to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for Legacy Mortgage Asset Trust 2019-GS7 by assignment dated September 18, 2024 and recorded with said Registry of Deeds in Book 71041, Page 229; said mortgage was assigned from U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for Legacy Mortgage Asset Trust 2019-GS7 to Goldman Sachs Mortgage Company by assignment dated December 13, 2024 and recorded with said Registry of Deeds in Book 71425, Page 258; said mortgage was assigned from Goldman Sachs Mortgage Company to U.S. Bank Trust Company, National Association, not in its individual capacity but solely as owner trustee for GS Mortgage-Backed Securities Trust 2024-RPL2 by assignment dated February 27, 2025 and recorded with said Registry of Deeds in Book 71691, Page 63; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on June 8, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
Land with the building thereon, situated in the City of Worcester, County of Worcester, Commonwealth of Massachusetts, being bounded and described as follows:
BEGINNING at a point in the southerly line of Seconset Street, said point being the northeast corner of the herein described Parcel A;
THENCE S. 06º 54' 00" W. by land now or formerly of Donald R. Bray, one hundred and no hundredths (100.00) feet to an iron pipe;
THENCE N. 83º 06' 00" W. by land now or formerly of Joseph P. & Mae T. Perry and the northerly line of Parcel B, one hundred five and no hundredths (105.00) feet to a point;
THENCE N. 06º 54' 00" E. by the easterly line of Parcel B, one hundred and no hundredths (100.00) feet to a point in the southerly line of Seconset Street;
THENCE S. 83º 06' 00" E. by the southerly line of Seconset Street, one hundred five and no hundredths (105.00) feet to the point of BEGINNING.
Said Parcel A contains by calculation 10,500 square feet of land and is delineated on a plan filed with the Worcester District Registry of Deeds in Plan Book 862, Plan 108.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
