NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Maria C. Ferreira and Stephen Ferreira to Wells Fargo Bank, N.A., dated September 18, 2007, and recorded with the Bristol County (Fall River) Registry of Deeds in Book 6769 at Page 155, of which mortgage the undersigned is the present holder by an assignment of mortgage from Wells Fargo Bank, N.A., to Nationstar Mortgage LLC d/b/a Champion Mortgage Company, dated October 23, 2017, and recorded at said Deeds in Book 9365, Page 23; by an assignment of mortgage from Nationstar Mortgage LLC d/b/a Champion Mortgage Company to Mortgage Assets Management, LLC, dated February 10, 2022, and recorded at said Deeds in Book 10918, Page 266; by an assignment of mortgage from Mortgage Assets Management, LLC to Secretary of Housing and Urban Development, dated October 17, 2023, and recorded at said Deeds in Book 11439, Page 321; by an assignment of mortgage from The Secretary of Housing and Urban Development to The Headlands Foundation, dated September 30, 2025, and recorded at said Deeds in Book 11892, Page 125; by an assignment of mortgage from The Headlands Foundation to Headlands Asset Management Fund III, LP, Series P, dated September 30, 2025, and recorded at said Deeds in Book 11892, Page 129; by an assignment of mortgage from Headlands Asset Management Fund III, LP, Series P, to Headlands Residential Series Owner Trust, Series H, by U.S. Bank Trust National Association, not in its individual capacity but solely as Owner Trustee, dated October 2, 2025, and recorded at said Deeds in Book 11892, Page 133. For breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 12:00 P.M. on the 16th day of June 2026, at 297 Folsom Avenue, Somerset, MA 02726, all and singular the premises described in said mortgage,
To wit:
That certain lot or tract of land, with all the buildings and fixtures thereon, and improvements therein, situated on the Southwesterly side of Folsom Avenue in the Town of Somerset, Commonwealth of massachusetts, and laid out and declined as Lot No. 821 on that plan of land entitled "Subdivision Plan "J" of AMERICANA TERRACE" in Somerset, Mass., Scale:1"=60', Nov. 18, 1968, Southeastern Engineering Corp., 1100 County Street, Somerset, Mass." Said plan being recorded in the Fall River District Registry of Deeds as Plan No. 3138, Book 46, Page 32. Said lot being more specifically bounded and described as follows:
NORTHEASTERLY by Folsom Avenue, one hundred three (103) feet;
SOUTHEASTERLY by Lot No. 822 on said plan hereinbefore mentioned, one hundred and 36/100 (100.36) feet;
SOUTHWESTERLY by land now or fomerly of Laflamme Bros., Inc., one hundred three (103) feet; and
NORTHWESTERLY by Lot No. 820 on said plan hereinbefore mentioned, one hundred and 30/100 (100.30) feet.
Containing 10,335 square feet of land.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
Terms of sale: A deposit of ten thousand dollars ($10,000) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by wire transfer to Demerle & Associates P.C., 10 City Square, 4th Floor, Boston, MA 02129 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price.
