SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on June 19, 1998, Sam H. Gleese and Vanessa L. Gleese FKA Ethel H. Gleese executed a certain deed of trust to Mississippi Title & Appraisal Company, Trustee for the benefit of Affordable Mortgage Corp. which deed of trust is of record in the office of the Chancery Clerk of Hinds County, State of Mississippi in Book 4959 at Page 576 Instrument No. 525966; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated May 27, 2025 and recorded in the aforesaid Chancery Clerk's Office in Book 7322 Page 4503; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, HSBC Bank USA, National Association as Trustee in trust for Citigroup Mortgage Loan Trust Inc., Asset Backed Pass Through Certificates Series 2003-HE4, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on June 15, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the North Door of the County Courthouse of Hinds County, located at 407 East Pascagoula Street, Jackson, MS 39201, to the highest and best bidder for cash or certified funds the following described property situated in Hinds County, State of Mississippi, to-wit:
Lying and being in the County of Hinds and State of Mississippi, more particularly describe as follows, to-wit:
Beginning at the intersection of the Northern boundary line of St. Charles Street with the Eastern boundary line of Lexington Avenue as now laid out and improved by the City of Jackson, Mississippi; run thence Northerly along the Eastern boundary line of Lexington Avenue a distance of 250 feet for Point of Beginning; said Point of Beginning being 50 feet North of the Southwest corner of Block "C", Hillcrest Subdivision according to the map or plat on file and of record in the office of the Chancery Clerk of Hinds County, in Plat Book 1 at Page 94; run thence Easterly along a line parallel with the Northern boundary line of St. Charles Street a distance of 154 feet; run thence Northerly along a line parallel with the Eastern boundary line of Lexington Avenue a distance of 50 feet; run thence Westerly along a line parallel with the Northern boundary line of St. Charles Street a distance of 154 feet to the Eastern boundary line of Lexington Avenue; run thence Southerly along the Eastern boundary line of Lexington Avenue a distance of 50 feet to the Point of Beginning; said property being situated in Block "C" of said Hillcrest Subdivision.
I WILL CONVEY only such title as vested in me as
Substituted Trustee.
