vs.
Joseph S. Machuzak; JOHN DOES I-V, inclusive; JANE DOES I-V, inclusive; BLACK CORPORATIONS I-V, inclusive; WHITE PARTNERSHIPS I-V, inclusive; Unknown Heirs and Devisees of each of the above-named Defendants, if deceased, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 16th day of March, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 16th day of December, 2021, the above-named Plaintiff recovered a Judgment in the above-styled court against the Defendant, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $25,635.31; Pre-judgment interest -- $1,563.93; 2021, 2022, 2023, 2024, 2025, and 2026 assessments -- $44,415.43; Late charges -- $4,771.57; Interest accrued on judgment through March 5, 2026 -- $9,382.67; Supplemental attorney fees and costs pending Court approval -- $5,351.59; Less credits or payments applied -- ($16,000.00); Total judgment balance as of March 5, 2026 -- $75,120.50.
Interest will continue to accrue at the rate of $3.05 per diem from March 6, 2026, plus monthly late charges commencing April 2026. Additional assessments will accrue April 1, 2026 in an amount not less than $1,035.13, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Unit 3004, 7161 EAST RANCHO VISTA DRIVE, IN OPTIMA CAMEL VIEW VILLAGE CONDOMINIUM, according to the second amended and restated condominium plat of OPTIMA CAMEL VIEW VILLAGE CONDOMINIUM, recorded in book 803 of maps, page 35, as amended by amendment recorder in book 866 of maps, page 10, and as amended by certificate of change recorded as 2007-0429275; and certificate of correction recorded as 2007-0518010, records of Maricopa County, Arizona and the second amended and restated condominium declaration for OPTIMA CAMEL VIEW VILLAGE CONDOMINIUM recorded as 2006-0046948; as amended by 2006-1284006; as amended by 2006-1507346; as amended by 2007-0011479; as amended by 2007-0304303 and re-recorded as 2007-0487283; as amended by 2007-0593220 and as amended as 2007-1069241, all recorder of Maricopa County, Arizona, and as amended by subsequent reallocation amendments thereto.
Together with an undivided interest in and to the common areas, as set forth in said Declaration and Plat.
Also described as: Unit 3004, Block 10, EAST RANCHO VISTA DRIVE, IN OPTIMA CAMEL VIEW VILLAGE CONDOMINIUM, according to the second amended and restated condominium plat of OPTIMA CAMEL VIEW VILLAGE CONDOMINIUM, recorded in book 803 of maps, page 35, as amended by amendment recorded in book 866 of maps, page 10, and as amended by certificate of change recorded as 2007-0429275: and certificate of correction recorded as 2007-0518010, records of Maricopa County, Arizona and the second amended and restated condominium declaration for OPTIMA CAMEL VIEW VILLAGE CONDOMINIUM recorded as 2006-0046948; as amended by 2006-1284006; as amended by 2006-1507346; as amended by 2007-0011479; as amended by 2007-0304303 and re-recorded as 2007-0487283 as amended by 2007-0593220 and amended as 2007-1069241, all records of Maricopa County, Arizona, and as amended by subsequent reallocation amendments thereto.
Together with an undivided interest in and to the common areas, as set forth in said Declaration and Plat.

NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 11th day of June, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
