NOTICE OF PUBLIC HEARING CITY OF ELIZABETH ZONING BOARD OF ADJUSTMENT PLEASE TAKE NOTICE that on Thursday, June 11, 2026 at 7:30 P.M., in the City of Elizabeth City Council Chambers, third floor of City Hall, 50 Winfield Scott Plaza, Elizabeth, New Jersey, the Zoning Board of Adjustment ("Zoning Board") will hold a public hearing on the application of AEE Real Estate Holdings, LLC (the "Applicant"), seeking D1 Use Variance, and preliminary and final site plan with bulk ("C") variance approvals in connection with the property located at 635-725 Division Street and identified as Block 832, Lot 6 on the Tax Maps of the City of Elizabeth (the "Property") The property is comprised of approximately 5.86 acres and is located within the City's MRC-1 Zone District. The property has been used as a parking garage facility and is owned by Applicant with the intention to renovate the existing building and modify the existing parking. A D1 use variance is required because the parking building is not a permitted use in the MRC-1 Zone. The applicant is seeking approval for the following bulk (c) variance: Minimum Front Yard Setback: 35ft required/0ft existing and proposed Applicant further seeks any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application.
