MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Leigh J. Vandal and Candace Correia to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Residential Mortgage Services, Inc., its successors and assigns, dated March 27, 2020 and recorded in Bristol County (Southern District) Registry of Deeds in Book 13162, Page 327 (the “Mortgage”) of which mortgage Carrington Mortgage Services, LLC is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Residential Mortgage Services, Inc., its successors and assigns to Carrington Mortgage Services, LLC dated July 29, 2024 and recorded at said Registry of Deeds in Book 15054, Page 148, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 162 Hixville Road, Dartmouth, MA 02747 will be sold at a Public Auction at 3:00 PM on June 15, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:

BEGINNING at the southeasterly corner thereof at the point of intersection of the westerly line of Hixville Road and the northerly line of contemplated Normand Street, thence running westerly in the said northerly line of said contemplated street, one hundred fifty-one and 46/100 (151.46) feet to the southeasterly corner of lot no. 444 on plan of land hereinafter referred to; thence running northerly in the easterly line of the last named lot on said plan one hundred (100) feet to the southeast corner of lot no. 422 on said plan; thence running easterly in the said southerly line of lots 423, 424, 428 on said plan, one hundred fifty (150) feet more or less to the westerly line of Hixville Road, one hundred (100) feet to the northerly line of contemplated Normand Street, the point of beginning. Being lots 445, 446, 447, 448, 449, and 450 on plan of Seabury Heights Section A on file in the Land Records Plan Book 14, Page 17.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
