PLEASE TAKE NOTICE that on June 17, 2026, at 7:00 p.m., the Planning Board of the Township of Marlboro will hold a public hearing on the application of 42 N. Main St., Marlboro, LLC. The hearing will take place in the Municipal Building, 1979 Township Drive, Marlboro, New Jersey. The premises which are the subject of the application are located on 42 N. Main Street, Marlboro, New Jersey. Said premises are also known as Block 213.01, Lot 45
The applicant is seeking Waiver of Site Plan and Change of Use approval to use the existing buildings for the retail sale of car electronics, automotive accessories and low speed vehicles. Applicant also seeks approval to store collector and classic cars. The property is in the C1 Village Commercial zone and requires variances for existing conditions for minimum front yard setback to both Route 79 and Bucks Lane. Maximum lot coverage, minimum open space, location of parking spaces within 100 ft. of a right of way, minimum driveway width, landscaping within the parking lot, sign location and buffer area and screening.
The applicant also intends to request at the hearing such bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
Any interested party may appear at the hearing and participate, either in person, by attorney, in accordance with the Rules and Regulations of the Board. This application, along with all maps, papers and supporting documents filed with the application are on file in the Office of the Board Secretary, Planning Board, Township of Marlboro, 1979 Township Drive, Marlboro, New Jersey and are available for public inspection.
