PUBLIC NOTICE  The North East Borough Zoning Hearing Board will hold a public hearing on Monday, June 8, 2026, at 6:00 p.m. in the North East Borough Chambers, 31 West Main Street, North East, PA 16428. The Zoning Board will hear the following variance requests:  Mohamed Saleh 105 West Main St requests a special exception to open and operate a Tobacco Store/ Smoke Shop at 105 West Main Street (Parcel No. 35006024000300). The proposed shop fails to meet two (2) of the established criteria for proximity to a parochial school and another tobacco store/ smoke shop per Section 705, Criteria for Special Exception Uses of Ordinance No. 903- Zoning Ordinance, subsection K. Tobacco Store/ Smoke Shop, subsection B & C. The named parcel lies in the C-1 Commercial District with a C Classification under Erie County Government. LECOM / Millcreek Manor Parkside requests a variance for 2 Gibson Street (Parcel No. 35002016001400) to install an LED Sign, approximately 8’ by 4’ in size. The named parcel lies in an R-B Multiple Family Residential District with an A Classification under Erie County Government. Ordinance No. 903, Sec. 509, B—Signs states one (1) sign not exceeding two (2) square feet in area will be permitted which announces the name and professional activity of the occupant of the premises on which said sign is located.  Anyone with an opinion either for or against this request may be heard.
