NOTICE OF PUBLIC HEARING
CASE #25-SP09 SITE PLAN
BOROUGH OF PALISADES PARK PLANNING BOARD
Please Take notice that on Wednesday, June 10, 2026, at 7:00 p.m., the Borough of Palisades Park Planning Board ("Board") will hold a public hearing on the application ("Application") of Fan Associates, LLC (the "Applicant") at the Council Chambers, Borough of Palisades Park Municipal Building, 275 Broad Avenue, Palisades Park, New Jersey 07650.
The Applicant seeks Preliminary and Final Major Site Plan Approval for the property located at 15 Grand Avenue and designated as Block 505, Lots 3 & 4 on the Borough of Palisades Park tax maps (the "Property").
The Application provides for the construction of a mixed-use development consisting of 175 multifamily residential units (including 35 affordable units), approximately 329 structured and surface parking spaces, commercial uses (existing), and related site improvements on the Property. The Property is currently improved with certain commercial uses, most of which shall remain as part of the proposed mixed-use development.
This proposed mixed-use development is contemplated by that certain settlement agreement by and among the Borough of Palisades Park, the Board, and the Applicant, dated December 16, 2024, which settles all claims brought by the Applicant in the builder's remedy litigation styled Fan Associates, LLC v. Borough of Palisades Park, et al., Docket No. BER-L-566-23.
The Applicant does not believe that any other approvals, variances, deviations, exceptions, design waivers, or permits are required for the Application. However, the Applicant intends to request at the hearing any other approvals, variances, deviations, permits, exceptions, design waivers and/or permits as are required to utilize the Property in the manner indicated in the Application materials.
You may appear at the aforesaid hearing, either by yourself or by your attorney, and you may participate at said public hearing to present any and all objections, or support, you may have, and any other general comments, relative to the Application, so that all interested parties may be heard.
The application forms, plans, and all documents submitted in relation to the Application are available for in-person inspection with the Borough Clerk or Board Secretary at the Borough of Palisades Park Municipal Building, 275 Broad Avenue, Palisades Park, New Jersey 07650, Monday through Friday, 9:00 a.m. to 4:30 p.m., holidays excepted.
