BOROUGH OF OCEANPORT
PLANNING/ZONING COMBINED BOARD
In the matter of the appeal of Patricia Straine
Please take notice that a public hearing will be held by the Planning/Zoning Combined Board of the Borough of Oceanport at the Clement V. Sommers Municipal Building, 910 Oceanport Way, Oceanport, NJ on June 9, 2026 at 7:00 P.M.
The purpose of the hearing is to consider the Applicant's application for:
Block: 117 Lot: 19.15 as shown on the Borough Tax Map
Commonly known as 2 Osprey Lane
The application requests the following:
Replacement of fence which was damaged during a blizzard in February 2026. All of the Leland Cypress trees were destroyed and had to be removed, thus leaving the entire side/back yard exposed. Privacy has been eliminated. I would like to install a 6ft cedar fence for privacy. It will be tasteful with a decorative square lattice top. This height is necessary because of the busy road (Port-au-Peck) and steady foot traffic. In addition, the debris that lands on my property as a result of people attending Monmouth Park is excessive and I don't want it on my yard. My application for this fence was denied based on the reason stated below.
Because 2 Osprey Lane is a corner lot, the area extending along Port-au-Peck Avenue is legally considered a front yard.
According to Borough ordinance Section 390-25 (Fences and Walls), fences located in a front yard are strictly limited to a maximum height of 4 feet and must be at least 50% open (such as a picket or split-rail fence). The proposed 6-foot solid cedar fence does not comply with either the height or the visibility requirements for a front yard.
And for such other variances, waivers or other relief as the Board shall deem necessary and appropriate.
You are hereby notified that you are privileged to be present at said hearing and present any and all objections you may have to the granting of said application.
Any maps and documents for which approval is being sought are or will be on file and available for public inspection in the office of the Borough Clerk, 910 Oceanport Way, Oceanport, NJ, between the hours of 9:00 a.m. and 4:00 p.m. Monday thru Thursday or as otherwise posted at least 10 days prior to the hearing.
