UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 26th day of March, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 10th day of March, 2026, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, above-named, as follows:
Principal sum of $146,443.16 together with interest in the amount of $23,388.19 through December 31, 2025, plus accruing interest at the rate of 7.375% per annum from March 10, 2026 until paid in full for a total sum of $169,831.35; Miscellaneous fees and charges in the amount of $16,015.25; Attorney’s Fees for foreclosure in the sum of $3,200.00; Costs of foreclosure/title search report in the sum of $1,053.41; Total $190,100.01; Plus accruing costs and interest on the foregoing principal amount and remaining amounts at the rate of 7.3375% per annum, from the date of this judgment, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Lot 124, of MARYVALE TERRACE NO. 29, according to the plat of record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 94 of Maps, Page 6.
AKA: 8207 W Clarendon Ave., Phoenix, AZ 85033.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 18th day of June, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
