PUBLIC NOTICE
Please take notice that the Richlandtown Borough Zoning Hearing Board will hold a public hearing on Thursday, June 11, 2026, at 7:00 p.m. at Benner Hall located at 1260 Cherry Road, Richlandtown, Pennsylvania to consider the application of E&B Gerstenberg Properties, LLC for a property located at 36 N. Main Street, Richlandtown Borough, identified as Tax Map Parcel Number 37-003-027. The property is located in the RS – Residential Subdivision zoning district. The Applicant is proposing an addition to the existing building, the installation of a handicap ramp and the construction of an awning over the existing front patio. In relation to the improvements, the Applicant is seeking the following variances from the Richlandtown Borough Zoning Ordinance: (1) from Section 27-518 to allow the ramp to be located .6’ from the side property line where 15’ is required; (2) from Section 27-518 to allow the proposed addition to be located 12.4’ from the side property line where 15’ is required; (3) from Section 27-510 to allow the proposed canopy to be located in the front yard without any setback where 35’ is required; (4) from Section 27-518 to allow the proposed canopy to be located 5.8’ from the side property line where 15’ is required; (5) from Section 27-500 to allow impervious surface coverage of 65.6% where 30% is permitted; (6) from Sections 800 and 801.2 to allow an expansion of the restaurant use without providing the required number of parking spaces related to the expansion; (7) from Sections 800 and 801.2 to allow an expansion of the existing building without providing the required parking for the twin dwelling use; and (8) from Sections 902.1.A and 902.2.B to allow for extension of nonconforming buildings where the dimensional requirements of the zoning ordinance are not met. In the alternative to the variances sought from Sections 902.1.A and 902.2.B, the Applicant is requesting an interpretation with respect to the side yard setback relief for the addition and the canopy as neither proposed improvement increases the existing nonconforming setbacks of the building.
The application and accompanying documents are on file for public inspection Monday, 1:00 p.m. to 5:00 p.m. and Thursday, 9:00 a.m. to 1:00 p.m. at the Richlandtown Borough Municipal Building.
