MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Canitra R. Wynn to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Mortgage Equity Partners, LLC., its successors and assigns, dated June 14, 2023 and recorded in Norfolk County Registry of Deeds in Book 41250, Page 406 (the “Mortgage”) of which mortgage Select Portfolio Servicing, Inc. is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Mortgage Equity Partners, LLC., its successors and assigns to Select Portfolio Servicing, Inc. dated September 29, 2025 and recorded at said Registry of Deeds in Book 42686, Page 527, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 32 Camelot Court, Unit No. 12, of the Bishop's Landing Condominium, Stoughton, MA 02072 will be sold at a Public Auction at 1:00 PM on June 18, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
A certain estate known as Unit No. 12 Camelot Court of Bishop's Landing Condominium, a condominium created by Master Deed dated February 15, 1983 recorded with Norfolk County Registry of Deeds in Book 6119, Page 408 as amended in Book 6127, Page 102, which unit is shown on the floor plans recorded simultaneously with the Master Deed, and is shown on the copy of a portion of the plans attached to the deed to the Grantor herein, to which is affixed the verified statement in the form required by Section 9 of Chapter 183A. The Unit is conveyed together with: 1. An undivided percentage interest in the common areas and facilities of the Condominium described in the Master Deed, attributable to the Unit. 2. An exclusive right and easement to use the area of land behind the Unit and the carport both designated by the Unit number, and one (1) outdoor parking space No. 12A, the location of which has been designated by the Trustee and is irrevocable without the consent of the Unit Owner herein. 3. An easement for the continuance of all encroachments by the Unit on any adjoining units or Common Elements now existing as a result of construction of the Condominium, or which may come into existence here-after as a result of settling or shifting of the buildings, as a result of repair or restoration of the buildings or of the Unit after damage or destruction by fire or other casualty, or after a taking in condemnation of eminent domain proceedings or by reason of an alteration or repair to the Common Elements made by or with the consent of the Trustee. 4. An easement in common with the owners of other units to use any pipes, wires, ducts, flues, cables, conduits, public utility lines, and other Common Elements located in any of the other units or elsewhere in the Condominium serving the Unit. 5. Any other rights in common with other Unit Owners described In the Master Deed. Said premises are conveyed SUBJECT TO and WITH the benefit of the Provisions of Rhode Island General Laws 34-36.1 et. seq., the Declaration of Condominium referred to above, the: By-Laws set forth therein and the Rules and Regulations attached thereto as any or all of the above may be amended from time to time. The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
