PROPERTY OWNER NOTICE OF HEARING
PLEASE TAKE NOTICE that on Tuesday, June 16, 2026 at 5:30 p.m. at a meeting of the Planning and Zoning Board of the Township of Berlin, a Public Hearing will be held at the Township Municipal Building, located at 135 Route 73 South, West Berlin, NJ 08091 on a Subdivision, Variance and Pre-Existing/Non-Conforming Use Variance Application being filed by 133 Haddon Avenue Associates, LLC. The property is further identified as Block 10, Lot 6 on the Berlin Township Tax Map. The applicant is also known as is GPS Plumbing, Inc., owned by George and Nancy Scelso located at 133-135 Haddon Avenue in Berlin Township. The Application is to create a Minor Subdivision on Block 10, Lot 4 which is presently owned by 127 Haddon, LLC (Robert Orthey and Susan Orthey). The part of Lot 4 to be subdivided is to then become part of Lot 6 owned by 133 Haddon Avenue Associates, LLC ( the Scelso's). In the Commercial Business District outside storage is not permitted. Presently, there are three outside storage sheds located on the applicant's property which is considered a Pre-Existing Non-Conforming Use. The purpose of the expansion is to square off the property and to move two of the three sheds into the proposed subdivided area. Because moving the two sheds into the proposed subdivided area would be considered an expansion of a Pre-Existing Non-Conforming Use, the applicant is requesting a Pre-Existing Non-Conforming Use Variance to be granted by the Board. Typically, for any type of Use Variance, a formal Site Plan is required. In this instance, because it is only moving the two existing sheds into the proposed subdivided area the applicant is also requesting a Waiver of a formal Site Plan. A Bulk Variance is also being requested in that the impervious coverage of Lot 6 by virtue of the subdivision will now become 83.8% while in the Commercial Business District impervious coverage is at 80%. In addition, the applicant will seek any and all other variances and waivers that may be determined necessary by the Board on this Application.

At the time the Application is called, you may appear either in person or by attorney and participate in the hearing and present any testimony or comment which you have on the Application in accordance with the Rules of the Township Planning and Zoning Board.
The Application may be adjourned to another date without notice.
