NOTICE IS HEREBY GIVEN pursuant to the Final Judgment and/or Order Rescheduling Foreclosure Sale, entered in Case No. 25000579CA of the Circuit Court of the FOURTEENTH Judicial Circuit, in and for Bay County, Florida, wherein Regions Bank dba Regions Mortgage is the Plaintiff and Joel Harvey Cowan Jr. a/k/a Joel H. Cowan Jr.; Unknown Spouse of Julius C. Poston are the Defendants, that I will sell to the highest and best bidder for cash at, www.bay.realforeclose.com , beginning at 11:00am CST / 12:00pm EST on the 5 day of August, 2026 the following described property as set forth in said Final Judgment, to wit:
THE WEST 1/2 OF THE SOUTHWEST 1/4 OF THE SOUTHEAST 1/4 OF THE SOUTHEAST 1/4 OF SECTION 14, TOWNSHIP 4 SOUTH, RANGE 13 WEST, BAY COUNTY, FLORIDA.
AND
THAT PORTION OF THE WEST 1/2 OF THE EAST 1/2 OF THE NORTHEAST 1/4 OF SECTION 23, TOWNSHIP 4 SOUTH, RANGE 13 WEST, BAY COUNTY, FLORIDA, LYING NORTH OF POSTON ROAD, LESS THAT PORTION LYING WITHIN EAST BAY PHASE 1A, AS RECORDED IN PLAT BOOK 22, PAGE 63 AND DESCRIBED IN BOOK 2779, PAGE 1243, OF THE PUBLIC RECORDS OF BAY COUNTY, FLORIDA.

COMMENCE AT THE SOUTHEAST CORNER OF SECTION 14, TOWNSHIP 4 SOUTH, RANGE 13 WEST, BAY COUNTY FLORIDA AND THENCE RUN S 89°27'01" W FOR 1012.81 FEET TO THE POINT OF BEGINNING; THENCE S 89°37'52" W FOR 28.11 FEET; THENCES S 00°28'55" W FOR 149.11 FEET TO THE NORTH RIGHT OF WAY OF POSTON ROAD; THENCE ALONG THE SAID RIGHT-OF-WAY CURVING SOUTHWESTERLY ALONG A CURVE WITH A RADIUS OF 2897.7 FEET, AND A LENGTH OF 313.80 FEET, AND HAVING A CHORD BEARING OF S 82°52'39" W, AND A CHORD DISTANCE OF 313.63 FEET; THENCE N 01°36'07" E FOR 108.7 +/- FEET TO THE APPARENT EDGE OF WATER; THENCE EASTERLY AND NORTHEASTERLY ALONG THE APPARENT EDGE OF WATER 840.74 +/- FEET TO A POINT THAT BEARS N 01°36'18" E, TO THE POINT OF BEGINNING; THENCE SOUTH 01°36'18" E FOR 421.00 +/- FEET TO THE POINT OF BEGINNING.
