By virtue of an execution issued out of Supreme Court of the State of New York, County of Chemung against the real property of Michael J. Reese A/K/A Michael James Reese, the undersigned will sell at public auction, to the highest bidder, pursuant to law, at the Chemung County Sheriff's Office located at 203 William Street, Elmira, New York 14901, on July 29, 2026 at 10:30 o'clock of the forenoon of that day, all the right, title and interest which said Michael J. Reese A/K/A Michael James Reese, had therein on November 19, 2018, or any time subsequent thereto, in and to the land and premises as follows:
SCHEDULE A
ALL THAT CERTAIN TRACT OR PARCEL OF LAND, situate in the City of Elmira, County of Chemung and State of New York, bounded and described as follows:
COMMENCING at a point on the southerly side of Lyon Street, said point being North 67 degrees 30 minutes 00 seconds East a distance of 286.00 feet from a point at the intersection of the easterly boundary line of Southport Street and the southerly boundary line of Lyon Street; running thence North 67 degrees 30 minutes 00 seconds East along the southerly boundary line of Lyon Street a distance of 46.00 feet to a point; running thence South 22 degrees 31 minutes 00 seconds East along the westerly boundary line of lands now or formerly of Mari & Viola Collson (L. 428 P. 53) a distance of 72.00 feet to an iron pin set; running thence South 67 degrees 30 minutes 00 seconds West along the northerly boundary line of lands now or formerly of Conrad A. Schwenzer (L. 628 P. 38) a distance of 46.00 feet to a point; running thence North 22 degrees 31 minutes 00 seconds West along the easterly boundary line of lands now or formerly of Robert R. & Mary Vertoske (L. 576, P. 453) a distance of 72.00 feet to the point or place of beginning. All as more fully shown on a survey map prepared by Dennis J. Weiland, L.S. dated September 30, 1993 and designated as job No. 93461.
SUBJECT TO any easements, right of way or restrictions of record.
SAID PREMISES are commonly known as 581 Lyon Street, City of Elmira, New York, Tax Map No. 99.14-6-5.
Terms of Sale
The interest in the property described in the Notice of Sale will be sold under the direction of the Sheriff of Chemung County, upon the following terms:
All property is sold "as is, where is." No guarantees or warrantees are made, expressed or implied for anything sold, with respect to condition, value, use, operation, safety, marketability, resale, accuracy of description, or any other matter not consistent with the obligations or duties of the Sheriff.
A minimum of 10% of the purchase price of said interest is due and payable at the conclusion of bidding by cash or certified check. The residue of said purchase price will be paid by cash or certified check to the Sheriff at his office at 203 William Street, Elmira New York 14901, by the end of the next business day. The bidder cannot take possession of the property until he receives a written release from the Sheriff's Office, and the release will not be issued until the bid price is fully paid.
The purchaser is acquiring the interest of the judgment debtor in the property levied upon.
